3,500 peak employment projected for Project Rex

Amazon.com Inc., widely believed to be the code-named Project Rex, could employ 3,500 employees at peak periods working two shifts.

The employment level is contained in an administrative zoning deviation application filed last week with the city.

A requested deviation to increase parking to 2,800 places will be needed to handle the load at shift changes, it said.

A deviation to increase the driveway size is due to the truck and vehicle traffic anticipated on the site at 12900 Pecan Park Road.

The facility at Pecan Park and Duval roads in North Jacksonville continues through the regulatory process.

City Council approved taxpayer incentives last week for Project Rex, which would hire 1,500 employees by year-end 2019.

Companies with high volumes of seasonal work, such as retail and shipping companies at the holidays, often hire temporary workers to handle the increased business.

The administrative zoning deviation would increase: the maximum parking from 427 to 2,800; the driveway widths on two entrances; and the number of driveways to two on Pecan Park Road.

Landowner Broward Signature LLP requested the deviation for the 148-acre site and requests the ability to transfer the deviation. Steve Leggett, manager of Broward Signature, said previously he had a contract to sell the land.

The agent is Atlanta-based Seefried Industrial Properties, which is expected to be the developer for the center.

The preliminary site plan shows an 855,000-square-foot building footprint.

The site is just north of Interstate 295.

Groundbreaking is expected this summer with completion no later than year-end 2019.

The deviation application also states property values should increase in the area.

District OKs Gramercy parking garage

Gramercy Property Trust earned St. Johns Water Management District approval for an environmental resource permit to develop a parking garage at the 90-acre Bank of America office park.

The district issued a notice of its decision to grant the permit.

England-Thims & Miller Inc. is the project engineer. Its letter to the district refers to a two-year construction period.

The office park is along Southside Boulevard, north of Philips Highway and The Avenues mall.

Gramercy wants to build the parking garage on the south end of the park on an existing parking lot.

Gramercy and Bank of America are making two buildings available for lease to other tenants. Gramercy is rebranding the park as Gramercy Woods.
