Corner Bakery Café coming to Jacksonville

Dallas-based Corner Bakery Cafe plans to open its first Northeast Florida store next year.

The company announced Wednesday it plans to open as many as 10 restaurants in Northeast Florida as part of a multi-unit restaurant franchise agreement with Lee-Wesley Group LLC, which also owns and operates several Panda Express, Burger King, Nathan's Famous, Auntie Anne's and Taco Bell restaurants.

Corner Bakery Café says its made-to-order menu features hot breakfast scramblers, paninis and sandwiches, homemade soups, salads, pastas and sweets.

Investor buys 3 fast-food properties

An American Realty Capital Trust Inc. company bought three Jacksonville fast-food restaurant sites for a combined $6.1 million in a sale recorded Tuesday.

The Duval County Clerk of Court site shows that ARC CAFEUSA011 LLC bought the Checkers site at 7809 Lem Turner Road and the Popeyes Louisiana Kitchen restaurant at 1509 University Blvd. N., while ARC CAFEHLD001 bought the Hardee's property at 12771 Atlantic Blvd.

Records show the deeds were signed July 31 by the sellers.

The ARC companies are based in Jenkintown, Pa., at an address where American Realty Capital Trust operates.

An American Realty Capital representative did not return a phone call for comment.

All the sellers have the same address in Scottsdale, Ariz., where GE Capital Franchise Corp. operates.

Property records show that ARC CAFEUSA001 LLC paid:

• $2.7 million for the Checkers site along Lem Turner Road, buying it from RAI Restaurants Inc. RAI bought the property for $1.6 million in 2006. The .37-acre property includes a 981-square-foot restaurant built in 1993. The property's 2012 taxable value is $260,800.

• $1.9 million for the Popeyes site in Arlington, buying it from GE Capital Franchise Finance Corp., which bought the property for $1.27 million in 2007. The 0.36-acre property includes a 2,726-square-foot restaurant built in 1955. The property's 2012 taxable value is $299,978.

Property records show that ARC CAFEHLD001 LLC paid:

• $1.5 million for the Hardee's site near Queen's Harbour Yacht & Country Club, buying it from CNL APF Partners LP. CNL Income Fund XIV Ltd. bought the property for $718,000 in 1993. The 0.94-acre property

includes a 3,809-square-foot restaurant built in 1993. The property's 2012 taxable value is $813,370.

American Realty Capital also sounds familiar because Winn-Dixie Properties LLC sold its 15500 W. Beaver St. warehouse property to ARC WDJKVFL001 LLC in April for almost $99.8 million. The deal was a sale-leaseback and Winn-Dixie continues to use the property.

Duval County Tax Collector Michael Corrigan issued business licenses to:

• Caribbean Latino Asian Food LLC, 10150 Beach Blvd., no. 15, to Sophorn Kes for a retail store.

• Peony Asian Bistro Inc., 10586 Old St. Augustine Road, to Kuan W. Cheang for a restaurant, café, snack bar.
