4 Rivers Smokehouse construction pending

The City is reviewing a building permit application for a $900,000 renovation of the former Roadhouse Grill in Baymeadows for 4 Rivers Smokehouse. Winter Park-based 4 Rivers is owned by Jacksonville native John Rivers and the "4" represents his family members.

Rivers told the Daily Record in October he plans to open the Baymeadows restaurant by April.

Rivers has three restaurants in the Orlando area and plans a restaurant in Gainesville as well.

The Jacksonville location will be 9220 Baymeadows Road.

Build-out includes interior and exterior alterations for a 125-seat 4 Rivers Smokehouse. Plans show 7,120 square feet of enclosed space and 1,840 square feet of unenclosed space on the 1.13-acre site.

4 Bones Barbecue work approved

The City approved renovations for 4 Bones Barbecue, a startup at 14286 Beach Blvd. by former Georgia residents Joel and Giorgina Baker. The cost to renovate the 2,070 square feet of space is $43,725. Joel Baker said 4 Bones is named for the concept of selling ribs by the bone. "'4 Bones' because four rib bones are my idea of a perfect snack," Baker said. He said an estimated $150,000 will be invested in 4 Bones, which he described as a quick-service, fast-casual barbecue restaurant.

Pulp plans for Avondale

A building permit application is under review for Pulp at 3645 St. Johns Ave. in Avondale. Issa Construction Co. is shown as the contractor for the $49,780 build-out of the 612-square-foot space. Pulp operates a juice bar in San Marco at 1962 San Marco Blvd. and Avondale would be a second location.

Dunkin' Donuts renovating in Westside

Dunkin' Donuts plans to remodel its 741 Cassat Ave. location. Plans filed with the City show a $115,000 renovation of the 3,477-square-foot shop that includes Baskin-Robbins.

Which Wich was approved for build-out at 4352 Southside Blvd., No. 4. Stipe Construction Inc. is the contractor for the $125,000 project. Jean and Mark Volk own the Which Wich Superior Sandwiches franchise for Jacksonville. Jean Volk said recently they plan to open six restaurants in the next three to five years. The first should open in December. They're also looking at River City Marketplace, Riverside, the Beaches, Orange Park, and Hodges and Beach boulevards, among other locations. The chain is based in Dallas.
