The Fresh Market opening in Riverside represents an estimated $500,000 interior build-out.
An application for a building permit shows that The Fresh Market will lease the 20,400-square-foot shell building in the Shoppes on Riverside that the city recently approved for construction at 150 Riverside Ave.
Last week, the city’s Building Inspection Division approved three permits for the $1.8 million Shoppes on Riverside. The permits comprised 30,400 square feet of retail space of the eventual almost 50,000-square-foot project.
The three buildings approved last Friday comprise the 20,400-square-foot building for The Fresh Market, the 5,800-square-foot building called “Shell A-1” and the 4,200-square-foot “Shell A-2.” Those buildings are connected on the west and east to The Fresh Market.
The total space is about 25,000 square feet for Fresh Market, indicates the application. API(+) of Tampa is the architect. The contractor has yet to be determined.
The Fresh Market is based in Greensboro, N.C. Its Riverside store is expected to open in October and will be the fourth in Jacksonville.
The Corner Bakery Café is the only other tenant announced so far at the Shoppes on Riverside.
Building A-2 includes a 3,000-square-foot restaurant space on the eastern end, next to Stonewall Street.
The tenant is not identified but the space is the only location identified on the permitted plans as a restaurant tenant.
However, there are at least five more restaurant spaces shown for buildings not yet approved for construction.
The center is a joint venture of Regency Centers Corp. and Fuqua Development.
Toast Café seeks Jacksonville franchise partner for at least 10 locations
The Charlotte, N.C.-based Toast Café, which describes itself as a “gourmet better-breakfast concept,” seeks a franchise partner for Jacksonville to open up to 10-15 locations within five years.
Toast converted to a franchising model in June and wants to develop in Texas,
the Carolinas, Virginia and Florida, including Jacksonville, Miami, Tampa, Orlando, Fort Myers and Naples.
This year, Toast wants to sign for 25 restaurants and to open 10.
Each store averages an investment of $400,000, according to Toast Chief Development Officer Brett Larrabee.
Co-owners Robert Maynard and Brian Burchill opened Toast in 2005 “after noticing the glaring gap in quality breakfast foods in the full-service realm.”
The franchise fee is $35,000.
Locations are 3,500 square feet and the operating hours are 7 a.m.-3 p.m.
Toast Café says it began in 2005 in Huntersville, N.C., in a small house-turned-restaurant where best friends Maynard and Burchill opened their first breakfast spot.

Avondale Mellow Mushroom opens Monday
Mellow Mushroom Pizza Bakers will open Monday in the Shoppes of Avondale, becoming the fourth Mellow Mushroom in the area.
The restaurant, the subject of community objections and negotiations because of neighborhood parking concerns, will open at 3611 St. Johns Ave.
“The roomful of warm woods, brick and contemporary jazz-inspired art becomes the ideal setting for the full sized 1940s open air LaFrance fire truck parked on the sidelines,” says a news release.
The release says a full-service bar features more than 60 craft beers and an extensive wine list.
The third portion of the restaurant provides an open-air patio atmosphere, which also can be used for private parties and local bands.
The Mellow Mushroom will operate daily 11 a.m. to 2 a.m.
Now make that 9 Publix remodels
Add a ninth Publix to be remodeled in Duval County.
Publix Super Markets Inc. applied for a building permit to remodel its store at 731 Duval Station Road at a project cost of $550,000.
The store is about 47,000 square feet in size. McIntyre Elwell
& Strammer General Contractors Inc. of Sarasota is the contractor.
Publix has announced or completed projects in the past 12 months that include renovations at its stores along Old Baymeadows Road, Argyle Forest Boulevard, Normandy Boulevard, Roosevelt Boulevard, Deerwood Lake Parkway, Merrill Road and Beach Boulevard, and a reconstruction at Monument Road.
Donut update
The city is reviewing a permit for construction of the Dunkin’ Donuts Coffee & More shop and is reviewing plans for the Southside Krispy Kreme.
Dunkin’ Donuts plans a 2,100-square-foot, 35-seat restaurant with a drive-thru at 12709 Bartram Park Blvd.
The Dunkin’ Donuts would be a tenant in a 3,500-square-foot building that would include another 1,400-square-foot rental space. It’s a $600,000 construction project.
Krispy Kreme wants to build a 2,671-square-foot restaurant with inside and outside seating on 1.31 acres at 3814 University Blvd. W.
The existing building there would be demolished.
Starbucks adding Mandarin location
Site-development plans were filed with the city for a Starbucks at 11441 San Jose Blvd., the location of a former auto service center.
Starbucks Coffee Co. wants to build an almost 2,000-square-foot shop, along with another 275 square feet of outside space, and a drive-thru on the almost half-acre site.
Plans show customer seating for 40 indoors and 22 outdoors.
The existing building would be removed for construction of the Starbucks.
Restaurant build-outs
The city approved a dining room expansion for McDonald’s at 454 Cassat Ave., including a side-by-side drive-thru at a project cost of $501,369.
It also approved tenant build-out for Jackson D Seafood at 1286 Dunn Ave. at a cost of $18,500.
