Newman Housing files site plans for UNF project

Newman Student Housing is a few steps closer to developing a 204-bed project for University of North Florida students who want to live a campus housing life aligned with faith-based principles.

Dallas-based NSH Jacksonville LLC and Bowman Consulting of Melbourne filed site development plans with the city for the project.

Plans show a multiphase project on 6.43 acres at 11277 Alumni Way, near the UNF campus in Southside. The first phase is a 204-bed, three-story, 75,000-square-foot housing facility on 3.01 acres.

It would provide 69 apartment units for students and three for resident assistants.

Students lease by the bed rather than the unit.

The project is a mix of two-bedroom and four-bedroom apartments. Each student has his or her own private room and each unit has amenities comparable to the market.

Rates will be comparable to those on campus.

Matthew Zerrusen, president of the Newman Student Housing Fund, said discussions are ongoing with UNF and the Diocese of St. Augustine.

He said the building is open to all faiths. The ministry is provided by the Catholic Church but not all programs are Catholic specific.

Zerrusen said Newman Student Housing Fund will seek financing for the project. Pending financing and agreements with UNF and the Diocese, ground breaking could take place in early fall so that the center would be open in fall 2015.

Newman Student Housing Fund builds housing where students can live their faith on secular college campuses across the country, according to its website, newmanstudenthousing.com.

Zerrusen said the company does not provide cost estimates for its projects.

Kathleen Bagg, a spokeswoman with the Diocese of St. Augustine, said the Diocese was continuing to negotiate with Newman Student Housing Fund. The Diocese owns the property.

Zerrusen said he will continue to talk with UNF about the requirement that freshmen are required to live on campus.

A mobility fee certificate application and a sketch site plan previously filed with the city’s Concurrency and Mobility Management System Office show the second phase is 158 beds. Phase III is an 8,240-square-foot Newman Center and Chapel.

Meanwhile, the city approved a permit for David Construction Co. Inc. to add space for the Catholic Student Center within a former credit union building at the Alumni Way address. The contractor will add 576 square feet at the former drive-thru window at a project cost of $85,000.

The Diocese said in May it expected renovations to be completed by the fall on the Catholic Student Center. The diocese bought a building in September from the Jacksonville Firemen’s Credit Union for renovations into a 60-seat chapel and center. The center has been holding events in the 2,000-square-foot building and now is beautifying the area around the building and adding the chapel.

The chapel would provide for weekly Mass and sacraments.

Land sold in East Baymeadows

Wiley James LLC sold two properties in East Baymeadows for a McDonald’s restaurant and the Clarity Pointe memory care center.

The properties are east of the Interstate 295 East Beltway.

Jacksonville-based Wiley James LLC sold a portion of a 7.7-acre parcel at 11350 Baymeadows Road E. to McDonald’s USA LLC for $940,000. The sale was made July 15.

As previously reported, McDonald’s was approved for construction at 11320 Baymeadows Road, near the I-295 East Beltway. Southland Construction Inc. is the contractor for the 4,394-square-foot project at $605,000.

Wiley James LLC also sold 3.43 acres along R.G. Skinner Parkway to BCDC BP Jax LLC for $1.4 million on July 16. The Brand Banking Co. of Duluth, Ga., issued a $9.4 million mortgage to BCDC, of Atlanta, on July 21.

The city also has approved a permit for Clarity Pointe memory care to build a $6 million, 60-unit facility at 8929 R.G. Skinner Parkway.

BCDC BrightPointe Jacksonville LLC of Knoxville, Tenn., previously submitted site plans for the Clarity Pointe memory care center.

2 more Panera Bread locations going 2.0

Panera Bread landed permits to renovate its sixth and seventh restaurants in Jacksonville for its Panera 2.0 format.

The latest two are in the Riverplace Shopping Center in Mandarin and in Oakleaf Town Center. The first five are in Mandarin, St. Johns Town Center, River City Marketplace, 8635 Blanding Blvd. and 9301 Atlantic Blvd. The Panera at Beach and Hodges boulevards also is slated for the renovation. Panera 2.0 features enhanced technology for serving customers.

Availity renovating Southside space

The city is reviewing a permit for a $600,000 renovation project for Availity at the Waterview II office building in Southside.

The permit application shows 29,300 square feet would be renovated on the first and second floors of the three-story building for “Availity Team Room Renovations.” The building is at 10752 Deerwood Park Blvd. S., which is where Availity LLC is based.

Availity did not respond to emails for comment about the renovations.

Plans show renovated space will include offices, conference rooms, team rooms, a lounge, a break room and other space.

The company website, Availity.com, said the company was founded in 2001. In addition to its Jacksonville headquarters, it has offices in Richardson, Texas, Nashville, Tenn., and Indianapolis.

Availity says it operates one of the nation’s largest health information networks, extending to more than 350,000 active providers, 2,700 hospitals, 575 vendor partners and all health plans nationwide.

It connects hospitals, physicians’ offices and vendors with health insurance companies and other providers.

In January, the Jacksonville-based Availity Health Information Network announced the completion of a companywide rebranding.

Dollar Tree building in Southside

The city OK’d construction for Dollar Tree at 1631 University Blvd. S., the site of a former liquor store demolished for the new retail store.

Hutton Construction Inc. is the contractor for the new 9,973-square-foot store.

Riverstone Construction LLC took down the former ABC Fine Wine & Spirits store to prepare the site for construction.

Dollar Tree Stores Inc., based in Chesapeake, Va., paid $1 million for the 1.66-acre site, buying it from ABC Properties Ltd.

Dollar Tree has more than 30 stores in the five-county area, including more than 20 in Duval County.
