Developer Mitchell Montgomery plans to develop an assisted-living, memory care and independent living center along Gate Parkway West, off of Belfort Road in Southside.

“It’s on a great location next to St. Vincent’s hospital,” he said. St. Vincent’s Medical Center Southside is at 4201 Belfort Road.

It is a 260,000-square-foot project on 16.75 acres that are undeveloped.

Silver Creek Jacksonville is shown on plans as three buildings — a four-story, 81-unit assisted living center; a four-story, 128-unit independent living center; and a one-story, 25-unit, 30-bed memory care center.

The project is shown as 235 units and 303 beds.

It is one of at least 14 assisted-living or adult-care projects under way or planned in Duval County, regulatory records show.

Guitar Center to open in Westland Park

A Guitar Center store is planned in Westland Park Plaza at 6000 Lake Gray Blvd. in Southwest Jacksonville.

The city is reviewing plans to renovate almost 13,500 square feet of space at a construction cost of $346,805. Urban Partners Construction LLC is the contractor and Rodriguez Architect LLC is the architect.

Westland Park Plaza is owned by Simon Property Group.

A Guitar Center spokesman said Wednesday night the store will open June 19 and will hire a staff of 20-30 people.

The area’s first Guitar Center is in the Regency area at 9365 Atlantic Blvd. The company is based in Westlake Village, Calif., near Los Angeles, and has more than 256 stores across the U.S.

Guitar Center says it is the world’s largest retailer of guitars, amplifiers, drums, keyboards and pro-audio and recording equipment. This year is its 50th anniversary.

Family Support Services Downtown offices OK’d

The city approved the permit for Tenant Contractors Inc. to renovate office space on the Downtown Southbank for Family Support Services Inc.

The $569,697 project involves about 22,000 square feet of space on the seventh and eighth floors of 1300 Riverplace Blvd.

Chuck Young, Family Support Services chief operating officer, told the Daily Record in January that the organization is moving out of four buildings at Midtown Centre. The relocation will allow operations to consolidate, he said.

Young said the Southbank address also puts Family Support Services in a more central location. The nonprofit organization provides child protection services previously provided by the state Department of Children and Families.

Channelside permitted in Jacksonville Beach

SH Design of Jacksonville Beach announced in a news release Wednesday that it has received its building permit for Channelside Luxury Townhomes at the former site of the Lighthouse Grill on the Intracoastal Waterway. The company has started construction on the first of five buildings.

Channelside will comprise 29 townhomes ranging from 2,250 to 2,390 square feet. Prices start in the low $500,000s.

The release said Channelside is on one of the last available waterfront properties east of the Intracoastal Waterway in the Beaches area. It offers deepwater access and each townhome has its own floating dock slip.

“This project is built and designed with the boating lifestyle in mind,” said Joshua Spalten, co-founder of SH Designs.

Spalten and Jason Huntley, both Jacksonville natives, founded SH Design.
