Hillwood files plans with city for spec building

Hillwood Investment Properties submitted plans to the city for a proposed 407,435-square-foot warehouse, expandable by almost 100,000 square feet, at AllianceFlorida at Cecil Commerce Center.

The project is called Parcel D1 Cecil Commerce Center, the plans show.

Senior Vice President Dan Tatsch said in July that Hillwood was designing a 400,000-square-foot speculative building for completion by mid-September 2017. No tenant is specified on the plans.

The structure, comprising 387,435 square feet of warehouse space and 20,000 square feet of office space, will be built on 35.43 acres at New World Avenue and Waterworks Street.

An address on the documents shows it at 4706 New World Ave. The parcel is near the Saft America battery plant and the Fed Ex Ground Package System Inc. distribution center.

Prosser Inc. is the civil engineer for the new project.

As the master developer at AllianceFlorida, Hillwood must complete at least 1.2 million square feet of new building area by Sept. 15, 2017, according to the city, which owns the West Jacksonville business park.

City spokeswoman Tia Ford said previously that Hillwood has a little more than 800,000 square feet of new development at the park.

Hillwood initially developed the GE Oil & Gas structure at AllianceFlorida as a speculative building. That 400,000-square-foot structure was later adjusted to 510,433 square feet, which GE Oil & Gas leased for a valve manufacturing plant.

Hillwood’s master development property is at Cecil Commerce Center Parkway and Normandy Boulevard, south of Interstate 10.
