Tampa-based Brightwork Real Estate proposes to buy and redevelop southwest Monument and McCormick Roads in Fort Caroline for Wawa.
Brightwork declined to say if it is working with Wawa on the site, although a Wawa executive said last week the company wanted to build one of its Jacksonville stores at the location.
Brightwork Real Estate names Wawa on its list of clients. When it bought property in the Sarasota area last year for two Wawa gas station and convenience stores, the Heraldtribune.com website quoted a commercial real estate broker saying Brightwork was Wawa’s preferred developer in that area.
As a preferred developer, Brightwork buys the land, secures the entitlements, performs the site work and then Wawa builds the structure.
In Fort Caroline, Brightwork Acquisitions LLC has agreed to buy property at 2500 Monument Road from Watson Realty Corp., according to two sale and purchase agreements signed in January and February and filed with the St. Johns River Water Management District. No purchase price was included.
The office building to be sold is anchored by an Allstate office now. The two-story, 14,226-square-foot structure was developed in 1987 and sits on 2 acres.
Watson Realty Corp. will continue to own and operate its single-story structure at 2490 Monument Road next to the building that will be sold. Chairman William Watson Jr. said Tuesday the company plans a $200,000 upgrade to its office.
For Brightwork Real Estate, the Water Management District filings ask for project determinations for about 6 acres. A concept plan shows Brightwork wants to develop the rest of the site with three additional lots of 1.2, 1.26 and 1.27 acres.
Wawa is not identified on those site plans.
The office building would be removed and Wawa would be built on the corner.
Brightwork Vice President Austin Simmons said Monday the company filed an application with respect to the property, but shared little else.
“We don’t comment on our clients’ business. If any client wants to comment, that is totally up to them,” he said.
Regarding the other three parcels, Simmons said Brightwork did “not have anything set in stone.”
The company filed a petition May 20 with the Water Management District for a determination of wetlands and surface waters and filed a letter of intent May 24 to use an environmental resource general permit.
The agent is listed as Environmental Consulting & Technology Inc. of Jacksonville.
The site also is targeted for rezoning. Watson, through applicant Charles Mann, wants to rezone 5.21 acres at 2500 Monument Road “to develop more retail space in the area.” Mann submitted an application to the city May 13.
Wawa has four area locations identified for its entrance into Northeast Florida. The others are at Beach Boulevard and Central Parkway and at Gate and Town Center parkways in Duval County and at Blanding Boulevard and Filmore Street in Orange Park in Clay County.
Dolphin Pointe earns a permit
A proposed 120-bed nursing center near Jacksonville University is a permit closer to construction.
The St. Johns River Water Management District announced it intends to grant a permit for a stormwater management system to serve the 13.4-acre proposed Dolphin Pointe Landing.
Colonnades Management Group, based in Dayton, Ohio, proposes the almost 92,000-square-foot nursing center and a future assisted-living facility along University Boulevard North, just north of the JU campus in Arlington.
The permit will be granted to property owner OLT II Inc., led by JU graduate Greg Nelson. Nelson leads Colonnades Management Group and has experience in senior care facilities.
Dolphin Pointe is expected to be associated with the JU School of Nursing.
