Any vacant property near St. Johns Town Center seems to be on the market or under development.
A 12.9-acre site at southeast Gate Parkway and Burnt Mill Road is one of the next targeted for construction, with plans by Block One Ventures to build a 246-unit apartment community.
The site is south of Butler Boulevard, with the Town Center to the north.
The Point at Town Center will be a luxury apartment complex developed with eight three-story multifamily buildings and a clubhouse.
Site plans filed last week with the city also show four garages and a pool.
England, Thims & Miller Inc. is the civil engineer.
Block One Ventures, formed a year ago, is led by former Regency Centers Corp. executives Christian Oldenburg and Chris Ruen.
Oldenburg is senior vice president of real estate operations and Ruen is vice president of development and construction.
According to Oldenburg, site clearing will start next week and the first units will be delivered at the end of 2017. The project will be completed by summer 2018.
There will be studio, one- and two-bedroom apartments.
Group 4 Design Inc. is the architect; Summit Contracting Group Inc. is the general contractor; and Miranda Contracting will perform site work.
Wawa up to almost seven stores
A second area Wawa store soon will move from expectation to brick-and-mortar, a sixth site has been identified and a seventh is possible.
Wawa applied to the city last week for permits to build a gas station and convenience store in West Jacksonville at 6787 Wilson Blvd., at the intersection with Lane Avenue.
Applications show an almost $1.13 million construction cost for the 6,119-square-foot store, canopy and dumpster enclosure.
That’s the same cost and size as listed on a permit application in October, Wawa’s first for construction in the area.
That store is at 4866 Town Center Parkway in The Crossing at Town Center.
Wawa, based in Pennsylvania, said previously it had six locations under contract and more in review.
The other three previously identified sites, all in different stages of review, are in EastPark, East Arlington and Clay County.
Now a second site is in review in Clay County at Blanding Boulevard and Henley Road in the Middleburg area, eight miles south of the first Clay location at Blanding Boulevard and Filmore Street in Orange Park.
The Clay County Development Review Committee is scheduled to consider the new site at 10 a.m. Thursday.
Another potential site has surfaced at Oakleaf Corner in Southwest Jacksonville.
Wawa Inc. said it wanted to open 30-40 stores in Northeast Florida.
Build-out pending Downtown for IDO HQ
The city is reviewing the permit application for a $156,138 build-out for International Décor Outlet LLC in One Enterprise Center Downtown.
Emerald C’s Development Inc. is the contractor for the project, which is for 11,785 square feet on the 22-story tower’s 21st floor.
Kasper Architecture and Development Inc. is the architect.
Jacksonville-based International Décor Outlet signed a lease during the summer to move its headquarters from Baymeadows to the building at 225 Water St.
International Décor Outlet LLC is a direct-to-consumer outlet for manufacturers and retailers of interior décor and home-improvement materials.
Chief Operating Officer Bill Connerly said IDO will move 22 employees into the Downtown offices and that staff there could expand to 35.
Its first two leased locations are the Darien Outlet Mall in Georgia and the 200,000-square-foot West Mall at Regency Square Mall.
Cherishome likes location of Mandarin apartment complex
Cherishome Jacksonville LLC said Thursday it bought the 432-unit Waterford at Mandarin Apartments because it wanted a site in Mandarin, “which we believe is the most desirable location in all of the growing Jacksonville MSA.”
Chaya Starker with Cherishome Living in Orlando said it would retain the name Waterford at Mandarin.
The company plans more than $1 million in renovations, including upgrading the interiors with wood-look flooring, water-saving faucets and new stainless steel appliances.
Cherishome Jacksonville LLC paid $45.86 million for the community Oct. 31. Waterford at Mandarin was built in 1989 on 35.13 acres at 11247 San Jose Blvd.
Fourth Aldi OK’d for construction; fifth pending in Promenade
Aldi, the Germany-based discount grocer with three locations in Northeast Florida, received a permit to build a fourth.
The city approved construction Monday for an almost 18,900-square-foot Aldi in West Jacksonville at 7043 Normandy Blvd.
Schmid Construction Inc. is the contractor for the $1 million job.
A fifth Aldi is in permitting for a store in Town Center Promenade, which is under development across from St. Johns Town Center.
That permit application shows a $1.2 million construction cost for an almost 18,600-square-foot store at 4444 Town Center Parkway.
Ikea permit approved
The city approved the permit Monday for Ikea to build its store at 7801 Gate Parkway. Marcobay Construction Inc. is the contractor for the almost $22.7 million construction project.
That means Ikea will invest almost $36 million into its Jacksonville location, which the globally popular Sweden-based furniture retailer expects will open in fall 2017.
Ikea paid $13 million in May for the 25-acre site at northwest Interstate 295 and Gate Parkway.
Furnishings, equipment and other costs, not to mention inventory, likely will boost that investment to more than $36 million.
The Town Center area store, approved at 290,238 square feet, will feature almost 10,000 exclusively designed items, 50 room-settings, three model home interiors, a supervised play area for children and a 325-seat restaurant serving Swedish specialties such as meatballs with lingonberries and salmon plates, as well as American dishes.
