Hines pays $20M for mixed-use project

Hines paid $20 million for property near the St. Johns Town Center it intends to develop into residences, stores, a hotel, offices, parks and green space.

The Duval County Property Appraiser’s Office calculated the land sold at about 69 acres. The property is at southwest Butler Boulevard and Interstate 295.

Hines Managing Director Lane Gardner said in October that Hines hopes to start infrastructure work within a month.

An architectural site plan shows two lakes surrounded by parcels identified for residential, office, commercial and commercial office.

The company has said it expects to complete the project in phases over six to eight years.

Hines also developed Palencia in St. Augustine and owns The Markets at Town Center.

Next-generation Apple store set for Town Center

Apple’s next-generation store will be built at St. Johns Town Center, replacing the company’s smaller store at the Southside mall.

A permit shows a project cost of up to $3.47 million to renovate 9,141 square feet. The new address will be 4835 River City Drive, No. 103.

It will be between a Tory Burch clothing store and a showroom for Tesla Motors, which also is relocating from a smaller space.

Wawa seeking permits for first Jacksonville store

Wawa has applied for permits to build the company’s first gas station and convenience store at 4866 Town Center Parkway.

The applications show construction cost at nearly $1.13 million for a 6,119-square-foot store, canopy and dumpster enclosure.

Wawa, based in Pennsylvania, said in June it would enter the market by the end of 2017 with at least five stores. The other four identified sites are in EastPark, East Arlington, West Jacksonville and Clay County.

Rhodes among ULI honorees

Jacksonville attorney Robert Rhodes was named 2016 Visionary Leader by the Urban Land Institute of North Florida District Council.

The group also recognized four projects as part of its 2016 Awards for Excellence.

Infinity Hall in Gainesville won in the Nonprofit/Public category; The Edison in Tallahassee was the Reuse/Repurpose honoree; and Maritime Park in Pensacola was presented the award for Open Space.

The Judge’s Choice was The Arc Jacksonville Village in Jacksonville, which had been nominated in the Nonprofit/Public category.

Integra River Run permits approved

Permits were approved for Integra River Run, a 300-unit apartment community on the Northside.

Land, site-clearing and construction costs total almost $21 million. LandSouth Construction Co. of Ponte Vedra is the contractor for the $16.9 million project.

The company said earlier this year construction should be completed by the end of 2017, with some apartments opening earlier. Rents are expected to range from $950 to $1,395.
