St. Vincent’s HealthCare continues making progress toward opening a new-concept health center in Mandarin in a former Walgreens store.
Batson-Cook Construction is the contractor for a proposed $2 million renovation for the site at 10503 San Jose Blvd., according to a building-permit application.
St. Vincent’s HealthCare spokesman Kyle Sieg said Wednesday the budget for the Mandarin location is $7.3 million, including the lease cost, renovation, equipment and furnishings.
Interior demolition was approved Sept. 1 for Realco Recycling to take down interior partitions, doors, ceilings and floor systems at the 14,587-square-foot building.
St. Vincent’s HealthCare said in August it would debut the centers next year in Mandarin, North Jacksonville and St. Johns County, totaling an initial investment of almost $26 million.
The centers are designed to provide essential services, including urgent care, primary care, imaging, lab services and specialty care in one location.
Mandarin’s center will be the first to open in the first quarter. St. Vincent’s said the location will be 20,000 square feet.
The St. Johns County center will open in summer 2017 and the North Jacksonville center will open in late 2017.
Sieg said St. Vincent’s HealthCare paid $1.5 million for about 2.5 acres along County Road 210 in St. Johns County, about a half-mile west of Interstate 95. The project is in the process of civil engineering.
St. Vincent’s HealthCare continues to work on a North Jacksonville location, he said.
Summit Tower adds Finch Investment
Finch Investment Group LLC signed a lease for 5,000 square feet on the fourth floor at Summit Tower at 1000 Riverside Ave.
According to Summit Tower property manager Scott Nyman, Finch Investment Group will take occupancy in November. It is now operating along Ramona Boulevard on the Westside.
Summit Commercial Group Inc. will build-out the space at a construction cost of $300,000. The city approved the permit Monday.
Plans show a lobby, conference space, offices, open office area, a workroom and a break room.
Summit Tower, owned by Padgett Premiere Properties LLC, also should open its executive suites by Oct. 1 on the third floor.
Gramercy garage could be a two-year project
Engineers for the proposed Gramercy Woods parking garage in Southside see a two-year construction period for the wide V-shaped project.
It will be built on top of an existing surface parking lot at the former Bank of America office park at 9000 Southside Blvd.
Office park owner Gramercy Property Trust wants to build the garage on the southern end of the 90-acre site. It is east of Interstate 95 and north of Philips Highway.
The garage and surface parking will create a net gain of about 1,900 spaces, according to a modification letter sent to the St. Johns River Water Management District.
The project engineer is England, Thims & Miller.
Previous plans showed it will be a five-story garage.
Gramercy Property Trust rebranded the park, whose anchor tenant remains Bank of America, and has been leasing two of the buildings to other tenants.
Aetna and SS&C Technologies Holdings Inc. are two of the larger tenants relocating into the park.
ULI announces finalists
The Urban Land Institute North Florida District Council announced the finalists for its 2016 Annual Awards for Excellence that will be presented Oct. 11.
Nominees in the Nonprofit/Public category are the Winston Family YMCA and The Arc Jacksonville Village in Jacksonville and Infinity Hall in Gainesville.
Reuse/Repurpose nominees are Intuition Ale Works in Jacksonville and The Edison in Tallahassee.
Open Space nominees are Depot Park and Bo Diddley Plaza in Gainesville and Maritime Park in Pensacola.
ULI sought nominations in five categories, but a lack of response led it to combine categories. Initial categories were New Development, Public Sector/Nonprofit, Downtown, Reuse/Repurpose and Open Space.
The group anticipates more participation next year because the projects must be finished by the time of application and some projects now in progress could not apply this year.
The district includes Jacksonville, St. Augustine, Gainesville, Tallahassee, Panama City and Pensacola.
ULI also will honor its 2016 Visionary Leader, attorney Robert Rhodes.
Awards will be made 5:30-7:30 p.m. at Taliaferro Hall at St. John’s Cathedral Downtown.

Restaurant notes
• Ruby Tuesday will remodel its Regency area restaurant at 1022 Hospitality Lane. The city is reviewing a permit for a $150,000 project for exterior painting and awning replacement as well as interior remodeling with new finishes, furniture, ceiling tile and lighting, including a new Garden Bar. The almost 5,500-square-foot restaurant was built in 2002.
• Renovations are in review for chef Matthew Medure and M Hospitality & Catering Group to convert the former M Shack at 2103 San Marco Blvd. into Rue St. Marc, a French-American diner. Plans show booth and communal tables, a bar and bar seating, a parlor and a private room. It is expected to open in the fall.
• Red Robin International Inc. has taken another step toward building at the Town Center Promenade. Engineer Prosser Inc. filed site plans with the city for a 5,704-square-foot, 190-seat restaurant along Town Center Parkway, at Tropea Way and Tropea Way South.
• Five Guys Burgers and Fries will remodel its restaurant at 10061 San Jose Blvd. A pending building permit shows a $280,000 project renovation of the 2,844-square-foot restaurant.
• The St. Johns Café in the Lexington Hotel & Conference Center Jacksonville Riverwalk is next up for remodeling during the full overhaul of the Southbank property. The city is reviewing a permit for a $200,000 renovation at the café at 1515 Prudential Drive. The café also will add an outside terrace. The Lexington’s website says the café is under renovation through October. In the meantime, the hotel is serving meals from the full menu in the Currents lobby lounge.
