Flooring retailer may join Topgolf

Cantrell & Morgan group signs lease to build near Town Center.

More retail could be joining the Topgolf and proposed iFly indoor-parachuting venues along Brightman Boulevard east of St. Johns Town Center along Interstate 295.

Jacksonville-based Cantrell & Morgan Inc. and its joint-venture partner Stiles Corp. seek a minor modification to a site plan to allow for a 74,000-square-foot retail flooring outlet on 6 acres. The land is owned by members of the Skinner family.

The retailer is not identified in the application for the Planned Unit Development modification.

England, Thims & Miller is the civil engineer and Rogers Towers lawyer T.R. Hainline represents the joint-venture partners in the modification process.

The site is part of a 12.8-acre parcel south of Topgolf and iFly and north of a proposed apartment community.

Chris Morgan, CEO of Cantrell & Morgan, said Wednesday that his group and its joint-venture partner, Fort Lauderdale-based Stiles Corp., will buy the 6 acres and develop the build-to-suit structure for the tenant.

Morgan confirmed that Cantrell & Morgan and Stiles are under contract for the property and want to develop a retail building whose proposed use is a flooring store.

He said the lease has been signed with the retailer, but declined to identify it.

Morgan expects to complete the land purchase in September and start construction immediately. Completion would take a year.

Cantrell & Morgan Inc. intends to “get our shovel in the ground” Monday for the Gateway Village at Town Center at Gate Parkway and Deerwood Park Boulevard.

CEO Chris Morgan said horizontal land development starts Monday on 120 days of site preparation, when the group turns the site over to Davis Development of Stockbridge, Georgia.

Davis Development intends to build a 289-unit apartment community on 5.06 acres there.

Morgan said that while the Davis apartments are under construction, his group will be working on the remainder of the site.

Jacksonville Gateway Village LLC paid $6.64 million for the 18 acres. It bought the property last week from members of the Skinner family.

Branch Banking and Trust Co. issued a $10.71 million mortgage.

Cantrell & Morgan said the initial phase of retail will include several multitenant buildings, highlighted by a specialty restaurant with Chef Matthew Medure.

A site plan shows the M Hospitality Restaurant and Catering Group, Burrito Gallery, Bellezza Nails and Spa, Sushi House and RaceTrac.

The entire project is estimated at $75 million.
