ChenMed plans to open a Dedicated Senior Medical Center in the Regency and Northwest Jacksonville areas.
In Regency, CBJ Construction Inc. is the contractor for the 13,500-square-foot build-out at a cost of $600,000 at 9420 and 9422 Arlington Expressway in the center of the Regency Pointe shopping center.
The property owner is Sandor Development.
The business owner is Chen Central Florida Holdings of Miami Gardens.
In Northwest Jacksonville, a Dedicated Senior Medical Center is planned in a former ABC Liquors at 3059 Edgewood Ave. W. No contractor is listed for the $400,000 build-out of 9,452 square feet.
The property is owned by ABC Liquors Inc. of Orlando.
Dedicated Senior Medical Centers are operated by ChenMed, which calls itself a leading provider of value-based care for seniors.
It posted a job opening for a primary care physician in Jacksonville for a professional in internal or family medicine with responsibilities that include geriatric assessment.
ChenMed says it is a Medicare Advantage provider that brings concierge-style medicine to low- to moderate-income seniors, most of whom are managing multiple chronic conditions.
Additional services on-site include digital X-ray, ultrasound and acupuncture, it says.
ChenMed was founded by Dr. James Chen, a Taiwanese immigrant and cancer survivor. It provides care to seniors, particularly those enrolled in Medicare Advantage plans in Florida, Georgia, Illinois, Louisiana, Kentucky and Virginia.
It operates in urban areas in 10 U.S. markets in six states through 42 senior medical centers. Locations are in Atlanta; Chicago; Louisville, Kentucky; New Orleans; Richmond and Tidewater, Virginia; and Clearwater, St. Petersburg, Lakeland and Miami-Fort Lauderdale.
The city issued a permit Tuesday for McDaniel Contractors Inc. to modify the exterior of the LaVilla building it sold to Summer Classics, a national manufacturer and retailer of high-end outdoor furniture.
McDaniel, which occupied the building, will work on the brick, doors, canopies and storefront at a permitted job cost of $250,000.
Summer Classics, based in Birmingham, Alabama, bought the 12,000-square-foot building at 1104 W. Adams St. for $1.2 million to set up a retail showroom and warehouse.
It wants to open in the spring. The location is off of Interstate 95. The sale was executed Nov. 30.
Summer Classics’ owner and CEO Bew White wants to be on the leading edge of gentrification efforts in new markets, said the deal’s broker, Jason Ryals with Colliers International.
The building was developed in 1924. McDaniel Contractors bought it in 2003 and renovated it.
