New homes planned near Queen’s Harbour

Silverfield Development to build 42 homes in Waterside at San Pablo.

Calling it the last undeveloped parcel in the area around Queen’s Harbour, Beth Breeding, vice president of Silverfield Development, said her company plans to develop 42 single-family homesites off San Pablo Road north of Atlantic Boulevard.

Waterside at San Pablo received rezoning approval and initial plans have been submitted to the city for the gated community on 21.85 acres with access to a tributary that flows into the Intracoastal Waterway. 

The site is bounded by Picarsa Drive to the south, Saltbush Court to the west, Shipwatch and Admirals Bend drives to the north and a tributary to the Intracoastal to the east.

“Of the 42 single-family lots, six of them are going to be riverfront,” Breeding said, whose company is partnering with Dostie Development on the project. “There is not a single bit of wetlands on the property. We sit on a nice bluff that is beautifully treed and is an absolutely beautiful piece of property.

“There are tons of trees there and we are doing our best to preserve as many of them as possible.”

Breeding said a builder is under contract for home construction, but she would not identify it as due diligence is underway.

Home prices on interior lots are expected to be in the high $400,000s to the $600,000s, higher priced on the waterfront lots. Homes will be semicustom.

The neighborhood will have an amenity, but Breeding said details have not been determined.
