Developers intend to release the new name in two weeks for the Commander Apartments and St. Johns Village redevelopment in Avondale.
Chance Partners LLC principal Jeff Rosen said the groundbreaking event is 11 a.m. July 12 at the site at St. Johns Avenue and Herschel Street.
He expects the project will be completed and ready for residents in summer 2018.
The renovated 16-story Commander will comprise 88 units and the six apartment structures on the site of the former St. Johns Village shopping center will consist of 140 units, creating a 228-apartment community.
The site is along Fishweir Creek, a tributary of the St. Johns River. Rosen said the project will be managed by Pegasus Residential.
The city issued the renovation permit Monday for the Commander at 3946 St. Johns Ave. LandSouth Construction LLC is the contractor for the $10.1 million job.
The St. Johns Village site, at 4000 St. Johns Ave., will comprise two four-story buildings totaling 132 units along the creek and eight units among four two-story, two-unit structures along St. Johns Avenue.
There also will be a parking garage.
“We think it will be a great complement to the neighborhood,” Rosen said Tuesday.
LandSouth also is working on the St. Johns Village project. A shopping center was demolished for the construction. The city issued construction permits for the buildings this month.
Interior demolition at the Commander Apartments began early this year.
The Commander was built in 1961 and occupies 2.5 acres. St. Johns Village, developed in 1987, is on 3.3 acres.
The project has been estimated as a $40 million development.
Chance Partners, which has moved its headquarters to Jacksonville, bought the Commander Apartments and the almost 45,000-square-foot St. Johns Village retail center in March 2016 for $5.9 million.
The Inspired Living at Jacksonville senior housing center in Southside landed approval for construction.
The permit, approved Monday, shows a $22 million construction cost.
NDC Construction Co. of Bradenton will build the project — comprising 43 memory-care units and 109 assisted-living units — at 10776 Burnt Mill Road.
The city issued a site-clearing permit May 15.
Senior Care Living of Jacksonville LLC, based in St. Petersburg, paid almost $2.7 million for the property, buying it from the Skinner family.
Branch Banking and Trust Co. issued an almost $26.6 million mortgage.
The inspiredliving.care site formerly said the Jacksonville center will open in spring 2018, but the location is not on the site now.
The address is near the James Island community.
Documents filed with the city show the project would comprise a three-story building with a one-story wing.
Senior Care Living is led by Mark Bouldin, who is president of Kronos Capital Inc. of St. Petersburg. Inspired Living will be managed by Validus Senior Living of Tampa.
Validus CEO Steve Benjamin said previously that the project will be “amenity heavy” and include wellness and fitness areas, anytime dining in a restaurant-style environment, a dog park, transportation services and health care services facilitated by licensed nurses seven days a week.
Bouldin and Benjamin did not return calls Tuesday.
In previous deals, Kronos Capital purchased property for development, after which Validus Senior Living operated the project.
