TriBridge Residential is joining the construction bustle in Town Center Promenade.

The city approved site clearing March 1 and is reviewing foundation and construction plans for the 287-unit apartment community.

No name has been chosen yet for the $49 million project along Town Center Parkway, across from St. Johns Town Center.

So far, costs have reached at least $36.4 million.

TriBridge paid $6.8 million for 9.06 acres at 4450 Tropea Way.

Site-clearing was $100,000. The city is reviewing permits for the foundation, at $2.25 million, and the construction, at $27.28 million

TriBridge Residential Construction is the contractor for the foundations. No contractor is yet identified on permit applications for the buildings.

The three four-story buildings, whose footprints are in the shape of a 7, will comprise one at 159 units and two of 64 units each. Rents will average $1,450 a month.

TriBridge said previously that the project should be completed in 24 months.

Katherine Mosley, TriBridge Residential vice president of development, said previously that the community, which has not been named, will include a resort-style pool, including a lounge and lap pool, a dog park with dog-wash stations and an outdoor party porch.

TriBridge is partnering with Sefira Capital for the project. Sefira Capital partner Mijael Attias said previously the “tremendous migration and job creation” in the area in recent years along with trends for housing needs drove the decision to step into the market.

It won’t be the first St. Johns Town Center area project for Atlanta-based TriBridge Residential. The multifamily owner, operator and developer also developed the Uptown project in St. Johns Town Center as well as the BluWater Apartments, Seagrass Apartments and Cottage at North Beach, which is under construction.

Texas de Brazil also joining Promenade

Texas de Brazil Churrascaria Brazilian Steakhouse is one of the next restaurants at Town Center Promenade near St. Johns Town Center. The 6,600-square-foot building will go up at a cost of $1.6 million at 4634 Town Center Parkway. No contractor is specified on the building-permit application.

Gate files for Collins Road car wash

Gate Petroleum Co. submitted plans for a Gate Express Carwash at 7059 Collins Road in Southwest Jacksonville.

No contractor is specified for the $850,000 project. The 4,249-square-foot building is planned on 1.13 acres.

City ends RailEx grant

The city’s RailEx deal for the West Bowden Yard Project is derailed.

City Council approved an ordinance March 14 to de-appropriate a $4.7 million grant commitment from the state “because the project will not commence,” according to legislation.

The West Bowden Rail Yard was a 74.16-acre proposed commercial development bordered by Powers Avenue to the west and the Florida East Coast Railway railroad tracks to the east.

City Council bills include Wawa stores

Two sites designed to include Wawa convenience stores and gas stations are scheduled to be introduced to City Council on Tuesday.

Ordinances will be introduced for 2490 and 2500 Monument Road in East Arlington and for the Captain’s Club Inc. and B&S Family LLC property at Brougham Avenue along Beach Boulevard.

Ordinance 2017-221 proposes the rezoning of 14.58 acres in the Fort Caroline area of East Arlington from Planned Unit Development to another Planned Unit Development.

The property, at southwest Monument and McCormick roads, is owned by Watson Realty Corp. and William A. Watson Jr.

The revised PUD allows up to 60,000 square feet of space, of which no more than 30,000 can be retail.

It allows for six buildings, including an existing office building and the proposed Wawa. The other lots are proposed to be a mix of retail and office.

About seven acres are conservation. Site plans show the developer as Brightwork Real Estate.

Ordinances 2017-213 and 214 cover the Captain’s Club and B&S Family property at Beach Boulevard, Brougham Avenue and Aprino Drive.

Ordinance 2017-213 proposes adoption of a small-scale future land-use map amendment for 1.07 acres and ordinance 2017-214 proposes rezoning 2.49 acres for commercial use.

The property will be developed as two parcels, including a Wawa.
