Hillwood Investment Properties’ fourth-quarter activity report filed with the city Tuesday included just two large previously announced projects – the site for its speculative building and the Amazon.com fulfillment center.
The report referred to just one other project, but said it received word that the unidentified prospective tenant seeking 300,000 to 400,000 square feet of distribution space elected to expand at its existing location.
As the city’s master developer of the Cecil Commerce Center business park, Dallas-based Hillwood files quarterly reports with the Office of Economic Development.
Its fourth-quarter report has a deadline of 150 days while the first, second and third are due within 90 days.
That means the first-quarter report is due by the end of June.
For October-December, Hillwood said that it executed a long-term lease with Amazon for a 1 million-square-foot e-commerce fulfillment center on the 86-acre Parcel C.
Hillwood bought the property, at 13333 103rd St., in January.
It also said it completed the property purchase for Parcel D in late October and that by mid-December, the contractor had begun stripping the topsoil in preparation for importing fill.
Hillwood is building a 407,435-square-foot building on the site to be completed by September, which meets a deadline from the city. That project is at 4660 New World Ave.
The Conlan Co. is the contractor for both Amazon.com and the speculative building.
GE Oil & Gas leased Hillwood’s first speculative building.
Cecil Commerce Center is along Cecil Commerce Center Parkway and Normandy Boulevard, south of Interstate 10.
In 2010, Hillwood began a 25-year contract to develop 31 million square feet of industrial and retail space at the city-owned 4,475-acre property.
Hillwood must complete at least 1.2 million square feet of new building area by Sept. 15, according to the city.
A city spokeswoman said previously Hillwood has a little more than 800,000 square feet of new development at the park. The spec building would meet the 2017 requirement.
Hillwood is developing the property as AllianceFlorida at Cecil Commerce Center.
