New York-based Topaz Lighting Corp. operates at 2020 W. 26th St. and intends to move to 780 Whittaker Road in Imeson International Industrial Park in North Jacksonville.
Topaz, based in Holtsville, applied for a Certificate of Use to move into the 281,000-square-foot distribution center and seeks a building permit to renovate space there.
Topaz will lease 89,600 square feet. The pending permit calls for $542,336 in renovations for the space to include offices, a meeting room and a break room.
Jacob Horsley and Tyler Newman, directors with Cushman & Wakefield, represented Topaz in the lease negotiations.
Horsley said Topaz employs 15 to 20 people in Jacksonville and he anticipates three to four more upon the move.
Horsley said Topaz distributes in the Southeast.
“Sales are good. A lot of this is organic growth. They are meeting their goals and outgrowing their existing space,” he said.
Horsley said Topaz has been leasing 42,552 square feet in the West 26th Street building since 2012 and is renting another 53,760 square feet month-to-month until the Whittaker Road warehouse is ready.
Luke Pope, senior vice president of JLL, represents the landlord, MDH Partners LLC.
John Richardson, president and principal of Newmark Grubb Phoenix Realty Group, represents the 204,000-square-foot West 26th Street structure.
Topaz representatives did not return calls for comment.
According to its website, Topaz makes electrical fittings and LED lighting products. It says it has been in the manufacturing business for more than 30 years.
Topaz applied to do business in Florida in 2007 to distribute electrical and lighting components and items.
Its sales offices are in Holtsville; San Fernando, California; and Vero Beach.
More confirmation surfaced for Floor & Décor’s plans for a store near St. Johns Town Center.
The St. Johns River Water Management District is reviewing plans for a 74,000-square-foot “proposed retail flooring outlet” on 6 acres at 10595 Brightman Blvd. south of Topgolf.
Plans filed with the district application are labeled “Floor and Décor.”
Floor & Décor also was identified on a civil plan application filed with the city.
The Smyrna, Georgia-based company said it comments about stores closer to opening. Developers of the project have not announced the identity.
Southern Brazilian steakhouse Fogo de Chão announced it will open for lunch and dinner Nov. 13 at 4784 Town Center Parkway in The Strand at Town Center.
It will be its third location in Florida. The menu features fire-roasted meats prepared and carved tableside by gaucho chefs.
Fogo Jacksonville will debut a new dinner menu. Fogo also offers lunch, weekend brunch, the Bar Fogo and group and private dining.
The Jacksonville culinary team is led by chef and General Manager Marcio Welter, who grew up on his family farm in Brazil.
The company was founded in 1979 in Porto Alegre, Brazil, and expanded into the U.S. in 1997. There are 50 locations throughout Brazil, the United States, Mexico and Saudi Arabia.
