Industry News: Alta Lakes expects 2018 home sales

Development that will feature its D.R. Horton and Express Homes brands.

D.R. Horton Inc. applied for a permit to clear 159 acres at 11499 Alta Drive for a 502-lot single-family residential development at a cost of $1.26 million. The property is north of Faye Road and between Yellow Bluff and New Berlin roads.

City Council enacted an ordinance in April to rezone almost 279 acres there for the Alta Lakes development.

According to a statement by the company, Alta Lakes is a 280-acre development that will feature its D.R. Horton and Express Homes brands, several lakes and an amenity center. Sales are expected to start in summer 2018. Pricing is projected to be from the $180,000s to the low-$300,000s.

Documents filed with the legislation show up to 505 single-family homes on almost 79 acres, along with 121 acres of passive open space, 33 acres of public and private right-of-way, 23 acres of recreation and open space and 23 acres of other uses.

Nocatee to open 3 neighborhoods

Nocatee has announced three new neighborhoods opening in early 2018. Crosswater at Nocatee will feature homes starting in the high $200,000s, all in St. Johns County off Crosswater Parkway.

Liberty Cove at Crosswater will offer homes from 1,300 square feet to more than 2,300 square feet built by David Weekley Homes, ICI Homes and Providence Homes. The community will have 138 lots, with 54 surrounding a pond. The remainder either back up to a preserve or to streets with natural buffers.

Heritage Trace at Crosswater will have 188 homesites built by CalAtlantic Homes, David Weekley Homes, ICI Homes, Providence Homes and Riverside Homes. They range from 1,900 square feet to 3,200 square feet, all backing up to preserve, ponds or buffers.

Homes in Freedom Landing at Crosswater will be offered by CalAtlantic Homes, David Weekley Homes, ICI Homes, Providence Homes and Riverside Homes in a nostalgic “old town” theme. They range from 1,900 square feet to 3,200 square feet. Most of the 105 homesites back up to preserve or ponds.

RiverTown opening new neighborhoods

Mattamy Homes is opening new neighborhoods in its RiverTown development in northwestern St. Johns County. The neighborhood is off State Road 13 and Longeaf Pine Parkway.

Homes in The Landings range from 1,840 square feet to 2,660 square feet on 60-foot homesites.

Homes range in size from 1,700 square feet to more than 3,500 square feet. More than 30 home designs are available at RiverTown priced from the $240,000s.

The community’s signature riverfront amenity and its second area also are scheduled to open in early 2018.

Located on the St. Johns River, The RiverClub will feature an expansive clubhouse, zero-entry pool, playground, boardwalk with river views, additional kayak launch, amphitheater and more.

Lennar plans Mill Creek North

Lennar is planning to build 167 single-family homes in Arlington on the west side of Southside Connector between Lone Star Road and Holland Street.

The long-vacant 54 acres would be home to Mill Creek North, part of the Kendall Town Center planned use development, just southwest of Interstate 295.

Miami-based Lennar, the nation’s second-largest homebuilder, is developing the 94-home Mill Creek East, west of Southside Connector and north of Regency Square Boulevard. That project is south of the planned Mill Creek North, separated by a retention pond and an approved apartment complex.

According to Lennar’s website, homes in Mill Creek East range from 1,544 to 2,450 square feet and start at $232,900. Pricing of the largest models begins at $291,900.

Price and size details on Mill Creek North are unavailable.

The property is part of Kendall Town Center, approved in 2003 to include up to 1,800 homes, 120 assisted living units, 480,000 square feet of retail space, 360,000 square feet of office space and 280 hotel rooms. According to a Conditional Capacity Availability Statement filed with the city, a preliminary site plan shows Mill Creek North being developed in two phases.

The first is 104 lots wrapping around an outparcel at Lone Star Road and Southside Connector. The remaining 63 lots would be built in phase two, abutting Holland Street to the north with a retention pond separating homes from Southside Connector to the east.

According to the site plan, the neighborhood would be accessible from Lone Star Road to the south and Southside Connector to the east.

More homes For Mill Creek

The uptick in single-family home construction continues in the Kendall Town Center planned unit development near Regency Square Boulevard. Developer Patriot Ridge LLP recently received rezoning approval on 15.99 acres from commercial to residential, where it will add 60 lots to the already underway Mill Creek West community. The homes will be built by D.R. Horton.

D.R. Horton already is building on 15 previously approved Mill Creek West lots near the intersection of Kendall Parkway and Regency Square Boulevard. In all, Mill Creek West will have 75 homes, all of them built by Horton. Homes under construction or completed range in size from 1,557 square feet to 2,511 square feet and in price from $215,990 to $259,990. Development of the new 60-lot phase has yet to begin.

NAHB accepting entries for The Nationals

Entries will be accepted through Oct. 18 for The Nationals 2018, honoring the best in sales, marketing and design in the homebuilding industry. The Nationals gala will be held Jan. 9, 2018, at the Hyatt Regency Orlando during the International Builders Show. The competition is organized by the National Association of Home Builders.

Shearwater earns industry awards

Shearwater, a new master-planned residential community on County Road 210 in St. Johns County, was honored with four Aurora Awards for design by the Florida Home Builders Association and the Southeast Building Conference, as well as a 2017 Excellence in Construction Award by the Florida First Coast Chapter of the Associated Builders and Contractors Inc.

The Aurora Awards are presented annually to recognize excellence in planning, design, and construction in projects across the Southeastern United States and the Eastern Caribbean. Shearwater’s overall master plan concept earned two Aurora Awards in the Residential Housing Community of the Year category for Master Plan and Best Community Site Plan.

Shearwater’s Kayak Club amenity center won two Aurora Awards for Best Recreational Facility and Best Interior Merchandising — Community Amenity or Clubhouse.
