Palmetto Moon, a South Carolina-based lifestyle chain, will open in The Markets at Town Center in the former Suite space at 4880 Big Island Drive.
Permits show a complete gutting, inside and out, of much of the former restaurant and lounge.
“There is quite a bit to do,” said Helen Ciesla, property manager with landlord Hines.
She said the Suite storefront and pillars will be demolished and the patio area enclosed.
“There is a lot of demolition, a lot of retrofitting. Every tenant has their own prototype and identity,” she said, adding that a change from restaurant to retail use is a big switch.
The city is reviewing three permit applications at a cost of $525,000 for exterior renovations, interior demolition and preparation of the 6,400-square-foot space for eventual tenant work. The Angelo Group Inc. is the contractor.
Final build-out would be permitted separately.
Ciesla anticipates it will open before Easter, which is April 1.
She said Palmetto Moon will occupy much of the 8,850 square feet that Suite leased. Hines is pursuing a tenant for the remaining space.
She said Hines had nothing to say about Suite’s departure other than that it closed its doors in April.
Suite closed in April after a man was shot and killed in the parking lot, although the company did not announce why it shut its doors.
Palmetto Moon describes itself as celebrating the Southern lifestyle. Its 15 locations carry gifts, collegiate items and clothing brands that include Yeti, Simply Southern, Columbia, Southern Marsh, Costa, Rainbow Sandals, Scout, Lilly Pulitzer, Spirit, Jack Rogers, Southern Fried Cotton, Sperry, Guy Harvey and more.
Its site shows 11 stores in South Carolina, two in Georgia, one in North Carolina and a Daytona Beach location.
A Palmetto Moon spokesperson did not respond to an email. Its website is palmettomoononline.com.
Suite was next to Destination Maternity and near Coopers Hawk.
Ciesla said Palmetto Moon will be a strong addition to the apparel stores in The Markets at Town Center. It will be near Versona, Charlotte Russe and Nordstrom Rack as well as REI and West Marine, which sell marine and outdoors clothing.
“It will complete a hub of tenants in that area,” she said.
Arby’s, Wendy’s, McDonald’s are expanding
Arby’s is taking over the closed Hardee’s along Butler Boulevard near Interstate 95. Arby’s plans to remodel the 3,828-square-foot building at a cost of $250,000. The building, at 5081 Butler Blvd., was developed in 1992.
Wendy’s will build a new restaurant at 3624 Firestone Road at a cost of $650,000. It’s a 2,531-square-foot project at Firestone Road and Wilson Boulevard.
McDonald’s is rebuilding its Oceanway location at 12311 N. Main St. at a cost of $800,000. It’s a 5,278-square-foot project. Venture Construction Co. is the contractor. The restaurant was built in 1984.

MOD Pizza is building-out at 12547 Bartram Park Blvd. at Bartram Village. Dakenna Development Inc. is the contractor for the almost 2,500-square-foot project at a cost of $308,055.
The Seattle-based concept features gas-fired ovens that cook pizza in a few minutes at 800 degrees. The menu includes pizzas, salads and drinks.
BBX Capital, which is the exclusive franchisee for MOD Pizza in Florida, intends to develop up to 60 locations throughout the state over five to seven years. Eight more are planned in Northeast Florida. Each store will hire 25 to 30 employees.
Food notes
Starbucks Coffee Co. plans a “major renovation” of its store in River City Marketplace shop, a pending building permit shows. Landlord Ramco-Gershenson Inc. plans a $225,000 update to the store at 780 Nautica Drive.
Salsas Mexican Restaurant is planned for build-out at 7083 Collins Road in Collins Plaza at Interstate 295. A pending permit shows a $260,000 job cost for the 3,776-square-foot space.
A permit is in review for JAX Bread Co. at 8380 Baymeadows Road. It shows a build-out of $80,506 for the 1,505-square-foot project at southeast Baymeadows Road and Philips Highway.
Two signs are going up for the DOMU restaurant in The Strand at Town Center at 4852 Town Center Parkway.
Development notes
The Baptist MD Anderson Cancer Center at 1235 San Marco Blvd. is preparing for a three-story vestibule for the pedestrian connector bridge from the center to the existing outpatient building. DPR Construction is listed as the contractor for the $2.1 million project. It is the construction manager.
Dream Finders Homes LLC landed a permit to build-out the first and third floors at its 14701 Philips Highway headquarters. The company, based in Orange Park, will move its executive offices to the third floor and open a showroom on the first. Brasfield & Gorrie LLC is the contractor for the $1.1 million improvements in 26,500 square feet.
Retail notes
A site plan for Southside Commons at 660 Commerce Center Drive shows that Hope’s Closet will occupy the space next to The Church of Eleven22 at the end of the shopping center. Hope’s Closet is a thrift store and ministry of the church. The church will lease the 30,000 square feet vacated by HHGregg. Hope’s Closet is shown as the tenant in 26,400 square feet next door.
Kay Jewelers is in review for tenant improvements at its St. John’s Town Center store at 10281 Midtown Parkway.
Gatlin Development Co. landed a permit to build its almost 9,900-square-foot flex building at Collins Plaza at Collins Road and Interstate 295. J. Raymond Construction Corp. is the contractor for the $1 million building, which completes the retail development. The newest building is for two tenants — a 3,500-square-foot Pet Angels Animal Hospital and a 6,500-square-foot Pet Supermarket. The building will open in the second quarter of 2018.
Community Supper slots filling fast
Those wanting to attend the OneJax and JAX Chamber’s Community Suppers know they need to RSVP quickly, and by now might have missed the chance for the next set.
Word went out Wednesday and by 2:30 p.m., two were filled and just a few of the 10 slots were available in the others.
