Developers of a proposed apartment community in Flagler Center have applied to the St. Johns River Water Management District for an environmental resource permit.

Luxor Club Apartments, a 464-unit apartment complex, would be built in both Flagler Center and Bartram Park planned unit development areas just east of Interstate 95 along Egret’s Nest Drive.

The applicant is Luxor Club Rental Community LLC. The principal is Donald Fort. Civil engineer is Abbey Civil Engineers Inc. of Neptune Beach.

The apartment complex is proposed for a 39.82-acre tract, 27.13 acres within the Flagler Center PUD and 12.69 acres in the Bartram Park PUD. Overall, Flagler Center encompasses 934 acres.

A real estate purchase agreement shows Palm Bay Club Rental Community LLC will buy the site for $7.89 million from FDG Flagler Center Land LLC.

The project falls with a development of regional impact designation.

The company had no immediate comment.
