Jacksonville-based GreenPointe Communities has announced the opening of EvenTide, a development of 23 estate-size lots for custom homes in Ponte Vedra Beach.

Located off Ponte Vedra Drive between Mickler Road and Sawgrass Drive, EvenTide homesites range from 1/3 acre to more than 1 acre and feature private beach access.

“This is the last piece of property I know of that you can develop a true community with new housing in Ponte Vedra Beach,” GreenPointe Holdings President and Chief Executive Officer Ed Burr said. “This is a niche community inside Ponte Vedra that will have a sense of place for the people who live there.”

Burr said GreenPointe is in the final selection process for preferred builders, however, lot purchasers can bring their own. Designs will be subject to homeowners association approval.

Lots are priced from the $600,000s, with some approaching $1 million. Burr said he anticipates home prices to start at $1 million to $1.5 million, topping out about $2 million. Pre-construction incentives on lots are available for a limited time, Burr said.

Featuring open designs, high ceilings and expansive windows, EvenTide’s homes will showcase classic architectural elements, natural materials and smart home technology, according to the developer.

“There will be a gathering place above the marsh,” Burr said. “There will be architectural control on all the lots. The homes won’t be identical, but will be compatible in design. There will be gated, private access to the beach for all the homeowners and a homeowners association to keep the community maintained.”
