CVS plans East Arlington store next to Wawa

Pharmacy expected to open by July 2019.

CVS Pharmacy said it is adding a new store in East Arlington next to the Wawa convenience store under development at southwest McCormick and Monument roads.

“We are targeting to open this location by July of next year,” said Stephanie Cunha, manager of public relations for CVS Health.

CVS leases space about a mile west at 1531 Monument Road in the Monument Pointe Plaza.

Cunha said she had no further details, including whether that pharmacy, about 10,600 square feet, will close when the new store opens.

CVS is based in Woonsocket, Rhode Island. The store is across Monument Road from Walgreens, which relocated to a standalone site from an inline location in the Publix-anchored Cobblestone Crossing at 2771 Monument Road.

The city issued a Concurrency Reservation Certificate for the 13,259-square-foot store on 5.15 acres.

Brightwork Real Estate of Tampa owns the property through BW Monument McCormick LLC. 

Wawa will build on the corner of Monument and McCormick roads.

CVS will build next to that along McCormick, and Starbucks will open in a new structure to the west of that, relocating from Cobblestone Crossing.

While CVS isn’t identified on the plans its design and size match the pharmacy’s footprint.

Brightwork paid $3.3 million in June for two parcels totaling 4.9 acres for the Wawa and other uses not initially specified.

Brightwork also took out two mortgages totaling almost $4.3 million from USAmeriBank in Clearwater.

As a developer, Brightwork buys the land, secures the entitlements, performs the site work and then Wawa builds the structure. An office building was demolished to make way for Wawa.

Watson Realty Corp. continues to own and operate its single-story structure at 2490 Monument Road next to the site that was sold.

Powers Bay business park construction approved

The almost 61-acre Powers Bay business park will take shape at 14485 Philips Highway with construction of a veterinary clinic.

The city approved a permit Wednesday for Moducomm Development Inc. to build the shell construction of an almost 12,000-square-foot building at a cost of $1.7 million.

Interior build-out would be permitted separately.

The land owner for the 1-acre clinic site is Maxsam LLC, led by Jacksonville veterinarians Peter Prince at VCA Augustine Loretto Animal Hospital at 11359 Old St. Augustine Road and Jeff Woods with the Merrill Animal Clinic at 7530 Merrill Road.

Prince and Woods did not return phone calls.

State corporate records show that as the registered agent, Prince is based at the Mandarin address along Old St. Augustine Road. As managing members of the LLC, both veterinarians are listed at the Merrill Road address.

Waitz & Moye is the civil engineer. Rolland, DelValle & Bradley is the architect.

The veterinarian’s office is the first phase of Powers Bay, developed by Frapag Powers Bay LLC of Ponte Vedra Beach.

The city issued a Concurrency Reservation Certificate for the project in September for the first phase of the 61-acre site.

St. Johns River Water Management District filings showed Powers Bay was planned as an almost 600,000-square-foot commercial park to be constructed in three phases along Philips Highway 1.7 miles south of Florida 9B and north of Race Track Road.

According to the district application, applicant and landowner Frapag Powers Bay LLC would start with two phases at a budget of more than $60 million.

Applicant John Zehmer with Frapag Powers Bay could not be reached.

“Although we are optimistic that the U.S. 1 site will eventually mature into a highly desirable location for the planned project, we believe that a realistic timeline for development is in the five- to 10-year time frame,” Zehmer wrote in a July 8, 2016, letter to the district.

City issues build-out permit for Kay Jewelers

The city approved tenant build-out for Kay Jewelers at 11770 Atlantic Blvd. in a retail building developed at southwest Atlantic and Kernan boulevards.

Down Under Construction Services Inc. is the contractor for the $178,244 project for 2,500 square feet. Kay Jewelers is owned by Signet Jewelers.

The location is about 3 miles from Regency Square Mall, where Kay also operates.

Spokesman Frank Cirillo said Tuesday he anticipates a summer opening. He said the company does not share details about existing lease agreements.

He said last summer that Signet Jewelers was evaluating the mall location.

O’Reilly Automotive to build on Main Street

The city is reviewing a permit application for O’Reilly Automotive Stores Inc. to build a 7,225-square-foot store on 1.07 acres at 13857 N. Main St. at a construction cost of $856,596.
