Another San Marco building is landing a new tenant.

Advanced Dermatology and Cosmetic Surgery will lease 3,900 square feet, taking the first floor at 1639 Atlantic Blvd. by April.

Property owner Mark Rubin said the group has an option to lease the second floor.

“It’ll be a real plus to San Marco,” Rubin said.

Bob Warren with Warren & Co. Realty Advisors represented Rubin in the lease negotiations and Prime Realty represented Advanced Dermatology.

Howard Lee, director of real estate services for Maitland-based Advanced Dermatology, said the move is expected in April.

He said the Riverside practice at 1551 Riverside Ave. is spread among three historic buildings with limited parking. 

The move south across the St. Johns River consolidates the offices into one building with adequate parking.

Renovating those older Riverside structures also would be challenging for the clinical environment, he said.

“We are hoping that our patients will follow us to San Marco,” Lee said. “It’s important that we let them know that we still very much want their business and want to encourage them to come over to San Marco.”

Advanced Dermatology has more than 180 locations. The North Florida acquisition was completed in May 2014.

Lee said Advanced Dermatology merged with North Florida Dermatology Associates. 

Its website lists nine addresses in Northeast Florida.

Through Atlantic 1639 LLC, Rubin paid $600,000 for the former Family Foundations of Northeast Florida Inc. building in May 2017. It sits next to his headquarters at 1649 Atlantic Blvd. 

Warren said the 3,500-square-foot space above the Advanced Dermatology space can be divided for two tenants until the practice wants it.

The structure was constructed in 1960 and is similar in size and age to Rubin’s headquarters. Parking is behind the buildings.

Rubin seeks an administrative deviation from the city to reduce the minimum number of required off-street parking spaces at the buildings from 44 to 39 and to increase the maximum width of the driveway access from the required 24 feet to 90 feet.

The proposed parking area will increase the overall spaces by two but the new lot will not be the 44 spaces needed by city code.

The city planner recommends approval of the deviation.

With the clinic moving into 1639 Atlantic Blvd., Rubin is considering a restaurant lease in his headquarters structure.

Rubin said the first-floor tenant moved out of 1649 Atlantic Blvd. when the lease expired. He is talking with banks but also remains interested in leasing to a restaurant.

Warren operates on the second floor at 1649 Atlantic Blvd building, where Rubin is based.

“There is a lot of momentum in San Marco,” Warren said.

Along with other movement in the area, Corner Lot Development Group bought the former Dan Stroble Printing Inc. building at 1611 Atlantic Blvd. in July and intends to move its headquarters there from 1538 Hendricks Ave.
