Lennar Homes purchased a 196-acre parcel to build 435 single-family homes from a Jacksonville-based developer Wednesday for $3.2 million, two days after that developer bought the property from a Jacksonville moving company for $2.165 million.
The land, at southwest Garden Street and Jones Road in western Duval County, is permitted for a single-family subdivision named Highland Chase.
A Lennar spokesperson said 382 of the homes will be on 50-foot lots and 53 homes will be on 60-foot lots.
Project plans were submitted in late August by Highland Chase LLC, a subsidiary of The Suddath Companies, a firm that specializes in worldwide corporate employee relocations, household moving, warehouse and logistics management and specialized transportation services, according to the firm’s website.
Suddath is based in Downtown Jacksonville on South Main Street.
Highland Chase LLC sold the property on Dec. 3 to CLDG Land III LLC, a subsidiary of Jacksonville-based Corner Lot Development Group. Corner Lot then sold the land two days later to Lennar Homes.
Danielle Tocco, vice president of communications for Lennar, said the national homebuilder will start site work on the development in January. The community will be marketed to first-time homebuyers and first move-up buyers, she said.
The homes will feature the company’s “American Dream Series” style and range from $190,000 to $299,000, Tocco said. The homes will be between 1,500 to 3,000 square feet and include at least a two-car garage, along with three to five bedrooms and two to four bathrooms depending upon lot size.
