Heartland Dental plans two locations

Home rental company also expanding Jacksonville presence.

Heartland Dental plans tenant improvements at 1795 Kernan Blvd. S., taking about half of a 6,838-square-foot commercial building under development at southeast Kernan and Atlantic boulevards. 

No contractor is listed for the $387,750 project to renovate 3,336 square feet of space for seven treatment rooms, three hygiene rooms and space for X-ray, office, work and break rooms. 

Heartland Dental also plans to build at 1075 Oakleaf Plantation Parkway in Oakleaf Commons in Clay County. The St. Johns River Water Management District is reviewing an application for the 4,280-square-foot project on a 1.28-acre outparcel.

Effingham, Illinois-based Heartland Dental is a dental support organization that offers dental services and provides administrative support to dentists and their teams. Its marketing representative did not respond to two phone calls.

It operates in Jacksonville in Reedy Branch Commons in Baymeadows.

Home rental company moving Jacksonville office

Dallas-based Invitation Homes Inc. will move its Jacksonville office from 8001 Belfort Parkway to 7751 Belfort Parkway and cut its space from 9,000 to about 5,000 square feet.

Spokeswoman Claire Parker said the lease was ending and the company took the opportunity to rent “a more suitable size” from the same landlord.

She said build-out was underway and the company anticipates moving in the spring. Its 25-member staff will remain the same size, she said.

A pending permit shows Invitation Homes intends to lease 5,022 square feet at 7751 Belfort Parkway, No. 100. Dav-Lin Interior Contractors Inc. is the contractor for the $131,000 build-out.

Plans show two offices, open office space, huddle and assembly space, a break room and wellness room and more. 

Invitation Homes also seeks a Certificate of Use for the space.

The company buys and leases single-family rental homes. InvitationHomes.com says the company offers more than 80,000 homes for lease in 17 markets across the country. It was founded in 2012.

The site says the company is buying single-family homes to rent across the U.S. 

Parker said Invitation Homes owns about 1,950 homes in the Jacksonville area.

The Belfort area is near Southpoint at Interstate 95 and Butler Boulevard. “The office is strategically positioned to be able to serve residents and be in the community in which Invitation Home has houses and residents,” Parker said.

Parker said what distinguishes the company is its services.

The Invitationhomes.com website explains the business.

“We buy vacant, leased or occupied houses including post-foreclosure, short-sale or non-distressed assets. From 1 to more than 1,000 home portfolios, we have the capability to close within weeks,” it says.

The site says a team of underwriters and acquisition principals can execute transactions “efficiently and in many markets throughout the country.”

“We’re the largest buyer of single-family homes, ready to purchase from private or institutional sellers with a proven track record — we recently closed a 1,400 unit transaction. Local acquisition principals in most cities can meet discretely at your convenience,” the site says.

The site says it leases homes “with updated amenities and smart home features, but it’s our ProCare service that sets us apart.”

ProCare includes pre-move-in consultation, proactive maintenance visits and 24/7 emergency support. It says its Northeast Florida-area homes are in Jacksonville, St. Augustine, Orange Park, Saint Johns, Fleming Island and Middleburg.

Invitation Homes said its 17 markets are Atlanta, Charlotte, Chicago, Dallas, Denver, Houston, Jacksonville, Las Vegas, Minneapolis, Nashville, Northern California, Orlando, Phoenix, Seattle, Southern California, South Florida and Tampa.

“We focus on the Western United States and Florida. We target desirable neighborhoods in convenient proximity to major employment centers, good schools and transportation corridors,” it says.

It says it designed its portfolio “with geographic concentration that cannot be easily replicated, providing economies of scale that enable us to efficiently and effectively serve our residents.”

Chick-fil-A remodeling Tinseltown store

Chick-fil-A intends to renovate its Deerwood Park North restaurant at 4461 Southside Blvd. for a new brand image remodeling.

Work includes a custom upgrade kitchen, changes at the drive-thru and an outside meal delivery canopy over the pick-up window.

Atlanta-based Chick-fil-A Inc. and consultant Interplan LLC submitted plans to the city for the project.

The 4,102-square-foot, 128-seat restaurant was built in 2002 on 1.05 acres near Tinseltown.
