Tabula Rasa Brewing granted zoning exception

Brewery is approved to sell, serve alcohol at property it wants to open in Mixon Town.

Tabula Rasa Brewing LLC won Jacksonville Planning Commission approval Feb. 8 for a zoning exception to sell and serve alcoholic beverages at a brewery and taproom it wants to open at 2385 Corbett St. next to McCoy’s Creek. 

The property is in Mixon Town, a neighborhood bordered by interstates 95 and 10 and King and West Beaver streets.

The brewery also was granted a liquor distance waiver for being less than 1,500 feet from King Solomon United Baptist Church and Mission Harvest America Church. 

The commission also approved an administrative deviation to relax landscape and driveway standards. 

The brewery will operate out of a building that hosted Mixon Studios from 2015-17 and Excel Chemical Co. before 2015.

City planning staff cited the benefits of the project in the North Riverside Neighborhood Action Plan, which encourages infill development in an area of economic decline.

Among other actions:

Fishweir Brewing Co.

The commission approved Fishweir Brewing Co. for rezoning from Commercial Community General-1 to Planned Unit Development.

The brewery plans to renovate a 6,000-square-foot building constructed in 1942 at 1183 Edgewood Ave. S. in the Murray Hill commercial corridor between Roosevelt Boulevard and Mayflower Street.

The rezoning will permit development of the brewery, including the sale and serving of beer, wine, cider and mead for on-site consumption within the building and off-site consumption and distribution. 

The rezoning also includes a waiver of liquor distance from less than 1,500 feet from the Edgewood Avenue Christian Church. 

The City Council Land Use and Zoning Committee is reviewing the rezoning.

San Marco apartments

The Planning Commission approved the first step for rezoning and a land use amendment for 6.82 acres at the eastern end of San Marco for developer Chance Olevia LLC.

The plan includes up to 350 apartments in two four-story buildings with a four-story parking garage, eight two-story carriage homes or townhomes.

Lawyer T.R. Hainline with the Rogers Towers firm, as the agent, said the application allows for an alternative plan to substitute townhomes for one of the apartment buildings. 

The property is owned by Southside Assembly of God and comprises 24 parcels southeast of Atlantic Boulevard and Kings Avenue.

Chance Olevia has designated the property a brownfield area and executed a Brownfield Site Rehabilitation Agreement with the Florida Department of Environmental Protection. It committed to remediate the site.

Planning Commission members expressed concern about building heights, stormwater drainage and capacity impacts to a nearby elementary school.

The developer is affiliated with Atlanta-based Chance Partners, which also is developing the Jackson Square apartment and retail complex at 2600 Philips Highway, south of I-95.

The council LUZ Committee is reviewing the rezoning and land use amendment.
