Apartment communities acquired; neighborhoods name new builders

Berkshire Hathaway HomeServices Florida Network Realty’s second-annual Luminaria event raised $31,554 for local charities. The company sold luminaria kits and donated 100 percent of the proceeds.

“We are so appreciative of everyone who volunteered and participated in Luminaria, helping us light up the night throughout Northeast Florida while supporting local charitable organizations,” said Berkshire Hathaway HomeServices Florida Network Realty Broker/Executive Vice President Christy Budnick.

The firm’s inaugural event in 2016 in Atlantic Beach inspired companywide expansion in 2017. It has committed to a 2018 event.

Apartment community planned for Beachwalk

Dominion Engineering Group of Jacksonville submitted plans to the St. Johns County Planning and Zoning Department for Sentosa Beachwalk, a 348-unit apartment complex within the Beachwalk development underway on County Road 210.

The complex will comprise 11 buildings with a clubhouse and amenity center. It will have controlled access for exclusive use by residents and guests.

Beachwalk is part of the New Twin Creeks Planned Unit Development.

The apartments are in addition to the neighborhood’s planned 761 single-family homes and twin villas and 175,000 square feet of retail and restaurant space on the north side of County Road 210 between Interstate 95 and U.S. 1.

The apartments will be at County Road 210 and Beachwalk Boulevard, the main entrance of the community.

LandSouth names Diamond Award winners

Jacksonville-based LandSouth Construction, a general contractor specializing in multifamily, senior housing and mixed-use development, named the winners of the firm’s 2017 Diamond Award.

Project Coordinator Aurora Klein and Project Superintendent Chris Lowe won the award voted on by employees based on team members who best represent the company’s core values.

Klein joined LandSouth Construction in 2016. She was promoted to project coordinator in October and has taken on more responsibility, including organizing project setups as well as kickoff and closeout meetings. A key liaison between the field and office, she also trains project and field administrators. She manages warranties, safety committees and new project permit applications.

Lowe started in commercial and residential remodeling in 1988. He joined LandSouth Construction in 2014. As a field superintendent, he monitors production and safety on construction sites, coordinating with architects, owners and subcontractors. He directs assistant superintendents and oversees subcontractor job meetings.

Preferred builders selected for EvenTide community

EvenTide, the 23-lot community under development off Ponte Vedra Boulevard just north of Mickler Road, has named its preferred custom builders.

Arthur Rutenberg Homes by Mark Refosco and Glenn Layton Homes are partnering with developer GreenPointe Communities to build on the estate-size homesites ranging from one-third acre to more than 1 acre.

New contracts with either preferred builder will include a price incentive plus a $50,000 allowance to be applied toward the home’s landscaping and outdoor environment.

Mattamy plans 639 homes off Philips near Racetrack

National homebuilder Mattamy Homes received its concurrency reservation certificate for a new neighborhood on Philips Highway just north of Racetrack Road in southern Duval County.

Wells Creek is planned for 514 single-family homes and 125 townhomes on 217.32 acres on the east side of Philips Highway. Mattamy Division President Cliff Nelson said prices of single-family homes will start in the low $200,000s. Prices are not set for the townhomes, but Nelson said he expects them to have a lower starting price.

“We expect to be starting development of the site in the next couple of months and we’re looking forward to it,” said Nelson. “We've been successful in Bartram Park, which is in the same general area of Duval County, and I expect Wells Creek to have similar success.”

Nelson said sales will begin by the end of 2018. Construction of model homes also should begin by year-end. Single-family homes will be situated on 30- and 50-foot lots. There will be an amenity area that will include a pool. 

Details are incomplete, but Nelson said Mattamy is focused on affordability.

42 homes planned near Queens Harbour

Calling it the last undeveloped parcel in the area around Queen’s Harbour, Beth Breeding, vice president of Silverfield Development, said her company plans to develop 42 single-family homesites off San Pablo Road north of Atlantic Boulevard.

Waterside at San Pablo has received rezoning approval and initial plans have been submitted to the city for the gated community on 21.85 acres with access to a tributary that flows into the Intracoastal Waterway. Six of the lots are on the Intracoastal.

Home prices on interior lots are expected to be in the high $400,000s to the $600,000s, higher priced on the waterfront lots. Homes will be semicustom.

North Jacksonville townhomes planned

Plans for Annie’s Walk, a 103-unit development on Airport Center Drive east of Interstate 95, have been submitted to the city and St. Johns River Water Management District by Corner Lot Development Group of Jacksonville, under the name Gillespie Acquisition Group.

The site is the southeast corner of Gillespie Avenue and Airport Center Drive. 

According to Andy Allen of Corner Lot Development Group, the neighborhood is designed as an affordable product with prices from $160,000 to $189,000. Most of the units will be three bedrooms. The site plan shows the units will comprise 16 buildings. Driveway access is from the street. There are no alleys. There will be open recreation spaces, but no central amenity.

Toll Brothers adds Nocatee neighborhood

Toll Brothers will build single-family homes at The Settlement at Twenty Mile, a gated community in Nocatee. The company will build one- and two-story homes from 2,288 to 2,937 square feet. A model is scheduled to open this summer.

The Settlement at Twenty Mile will include five floor plans, each with four exterior elevations. Homes will offer options for personalization.

Pulte Homes names Jacksonville president

Pulte Homes named David Smith president of Jacksonville Operations for the company’s North Florida division. Smith was the Pulte division president in Jacksonville until 2007.

“I’m thrilled to be back as a member of the Pulte team and am looking forward to leading efforts to grow our Jacksonville market share,” Smith said.  “The company is committed to the market and ready to increase our investment level and build on the success we have experienced to date.” 

Smith returns to Pulte after more than five years with AV Homes as its Jacksonville division president. 

Shearwater adds builder, to add another park

Shearwater,  a master-planned community in St. Johns County, is opening a new neighborhood, The Falls.

 Dream Finders Homes, new to the development, will build there on 50-foot lots. The first Dream Finders Homes model is the Willow, a 2,344-square-foot home with three bedrooms and 2.5 bathrooms. Prices start at $270,990 and the model is expected to be completed this spring.

David Weekley Homes also will build in The Falls, offering 10 floor plans from 1,639 to 2,374 square feet. Homes will include front porches and low-maintenance yards on 40-foot lots.

The Falls neighborhood includes Shearwater’s newest and largest park.

Falls Park will feature a lake overlook pavilion, shaded picnic pavilion, ponds, a tot lot, event lawn and multipurpose paved pathways. Also opening in the neighborhood is  Falls Loop Trail. It will connect to Shearwater’s existing nature trail system.

Wildlight community opens welcome center

Wildlight, the master-planned community under development in Nassau County, opened its “StoryCenter,” the community’s welcome center and central location for information about the development.

Construction also has begun on the first model home near Wildlight’s planned Village Center.

Built by D.S. Ware Homes, the model is a cottage of 2,001 square feet with three bedrooms and two bathrooms. Prices start in the mid-$200,000s.

Wildlight is east of Interstate 95 on Florida A1A 20 miles north of Jacksonville.

Commons on Anniston sold for $23.75 million

The 300-unit, 24-building Commons on Anniston on Anniston Road just south of Atlantic Boulevard in Arlington was acquired by Commons on Anniston LLC for $23.75 million.

Its parent company is Strategic Diversified Real Estate Holdings LLC of Westlake Village, California. The seller was Commons on Anniston Acquisition LLC of Atlantic Beach. The per-unit cost is $79,166. The community was built in 1975.

Sola Apartments is sold for $59.6 million

Sola Apartments at 8074 Gate Parkway W. is under new ownership. Built in 2016, the community was purchased by Beachwold Residential LLC of New York City under the name of GW Sola Apartments LLC. 

Beachwold paid $59.6 million for Sola, acquiring it from Sola Jacksonville LLC. It includes 330 units in six four-story buildings 

Sola offers one-, two- and three-bedroom apartments. 

According to apartments.com, sizes range from 529 square feet to 1,288 square feet and rents from $1,043 to $2,002 per month.

Ibis Pointe now called The Solera at Kendall West

Richbuilt Group of Jacksonville LLC’s planned, 378-unit apartment community in Arlington has a new name. Formerly called Ibis Pointe, the project is now The Solera at Kendall West.

The community will include 20 apartment buildings totaling a job cost of $40.5 million.

Permits show 11 18-unit buildings and nine 20-unit structures on 28.25 acres west of the Southside Connector and south of Lone Star Road. 

The apartments will comprise 108 one-bedroom, 222 two-bedroom and 48 three-bedroom units.
