IHOP is coming to Intracoastal West

Restaurant will occupy former Bob Evans location.

IHOP will expand into the Intracoastal West market.

Colliers International Executive Vice President Jason Ryals and senior vice presidents Gary Montour and Paul Scull represented Sunshine Restaurant Partners in the lease of a former 5,275-square-foot Bob Evans Restaurant at 3250 Hodges Blvd. 

Sunshine Restaurant Partners operates three IHOP restaurants in Jacksonville and plans to open its fourth location there this summer. Bob Evans closed in late 2017.

Another restaurant, which Colliers did not identify, will open in a closed dining location 3 miles north.

Ryals and Retail Associate Katherine Goodwin represented buyer Brightwork Real Estate in the $1.35 million purchase of the former Applebee’s at 13201 Atlantic Blvd. 

The owner plans to lease the 4,325-square-foot building to a national restaurant group. It was sold by Doherty Enterprises Inc., an Applebee’s franchisee. The Applebee’s Neighborhood Grill & Bar closed July 8.

A spokeswoman for Colliers said the buyer is in discussions with a national restaurant group, but no further details could be disclosed.

“The Intracoastal West submarket is a high-traffic area that appeals to national restaurant brands,” Ryals said.

“Both of these deals were in process within 30 days of their predecessors’ closings,” he said.
