Averitt Express issued permit for terminal; IEM building sold

Trucking company building $5 million facility to replace its current site, plans to add to workforce.

The city issued a permit Dec. 19 for construction of the Averitt Express Inc. truck terminal and office in West Jacksonville at 7200 Commonwealth Ave.

D.F. Chase Inc. of Nashville is the contractor for the $5 million construction job, comprising 56,440 square feet on almost 21 acres.

A spokesman said previously Averitt, based in Cookesville, Tennessee, will build the center to better provide domestic and international distribution of domestic freight and international cargo for its customers across the country.

Averitt operates a small location about 2 miles away at 723 Scotia Road that will close upon the move.

It also expects to add employees to the 77-person workforce.

Gresham, Smith and Partners is the architect and structural engineer. Prosser Inc. is the civil engineer and landscape architect.

Powers Bay center progressing

The 60-acre Powers Bay Business Center is progressing along Philips Highway.

Developers Frapag Realty Services Inc. and Maxsam LLC applied to the city for minor modification to a Planned Unit Development.

The property, at 14485 Philips Highway, is between St. Augustine Road to the north and Racetrack Road to the south.

A conceptual site plan dated Oct. 24 shows two phases.

The city issued a Concurrency Reservation Certificate in September for the first phase, defined as a 12,000-square-foot building.

St. Johns River Water Management District filings show Powers Bay as a proposed almost 600,000-square-foot commercial park along Philips Highway south of Florida 9B and north of Racetrack Road.

The district issued a permit in October for a stormwater management system to service the center to be built in three phases.

The center is led by applicant and landowner Frapag Powers Bay LLC and would start with two phases.

Two phases are shown on the October site plan, starting with the smaller first phase.

Waitz & Moye Inc. is the civil engineer.

  • Cushman & Wakefield negotiated the $6.1 million sale of the 85,000-square-foot building occupied by IEM on 4.9 acres at 11902 Central Parkway to Colony Northstar of Los Angeles. Exeter property Group, based in Conshohocken, Pennsylvania, sold the structure and was represented by Mike Davis, Rick Brugge, Michael Lerner and Tyler Newman of Cushman & Wakefield. The building was developed in 1997 in Eastpark at Town Center. IEM, a manufacturer of electrical distribution and power equipment, has occupied the structure since 2011.  
  • n Topaz Lighting Corp. applied for a Certificate of Use for 89,681 square feet of space at 780 Whittaker Road in Imeson International Industrial Park. It will move from 2020 W. 26th St.
