The Life of The South Building at Bay and Laura streets Downtown could be redeveloped into a 90-room boutique hotel and rooftop restaurant.
Owner Profit Investment Partners proposes to transform the seven-story office building into a 79,000-square-foot Hotel Indigo and Rooftop Restaurant and Bar.
The 0.3-acre site is at 100 W. Bay St. It was built in 1963.
Applicant Brooke Robbins with Robbins Design Studio seeks conceptual approval from the Downtown Development Review Board.
The development team includes Connelly & Wicker Inc. as the civil engineer; Danis Construction as the general contractor; Atlantic Engineering Services as the structural engineer; and TLC Engineering for Architecture as the entity to handle mechanical, electrical, plumbing, technology and fire protection services.
According to a project summary and plans, the ground floor would include a retail component, a conference room, hotel offices, bathrooms, a gift shop and a 95-seat restaurant and lounge along with the hotel lobby.
Floors two through six would be renovated into 90 guest rooms, with a fitness center on the fourth floor.
The seventh floor would feature a 190-seat restaurant and bar with rooftop seating.
Profit seeks both alcohol and tobacco licensure.
Jax Design Group Inc. is listed as the food service provider, although no restaurant name or concept is shown.
The DDRB will consider conceptual approval at its meeting scheduled at 2 p.m. Thursday in the Lynwood Roberts Room on the first floor of City Hall at 117 W. Duval St.
The development group also would need to secure development rights for the property from the Downtown Investment Authority before the DDRB could approve the final design.
Hotel Indigo, which is operated by United Kingdom-based InterContinental Hotel Group PLC, has a property at 9840 Tapestry Park Circle in Tapestry Park.
