Downtown Development Review Board to review projects for dogs, parking

 Agent Lara Diettrich, the project consultant, represents the proposed Kanine Social dog day care facility and pub at 580 College St. in Riverside.

Developers want to convert an existing 16,117-square-foot warehouse on .037 acres.

An existing tenant, S4 Sports Academy, uses about 3,667 square feet. Kanine Social would use about 7,000 square feet of indoor, climate-controlled play area with epoxy flooring designed for indoor dog parks.

There will be separate play areas for small dogs and larger dogs with three self-washing bath stations. There will be about 7,000 square feet of outdoor play area with an outdoor patio with artificial turf.

Both dog parks will be off-leash environments. Dogs must be on-leash in the craft beer, wine and coffee bar area. 

There will be memberships with discounts for military, police, fire and other first responders.

Hours for the dog day care are 7 a.m.-7 p.m. Monday-Friday and 8 a.m.-6 p.m. Saturday-Sunday. Hours for the beer, wine and coffee bar are 4-10 p.m. Monday-Thursday; 4-11 p.m. Friday; 11 a.m.-11 p.m. Saturday; and 11 a.m.-9 p.m. Sunday

DDRB staff recommends conceptual approval with conditions.

Agent Julia Epstein, the architect, represents the proposed Forsyth and Main Parking Garage at 28 W. Forsyth St. The six-level parking deck would have 696 spaces and top out at 70 feet. It also would have 5,000 square feet of retail space. 

The land and development are part of an agreement between BLT Parking LLC and the Downtown Investment Authority. BLT is a joint venture of SouthEast Holdings LP and The Molasky Group of Companies. The parking structure is being built for the joint venture’s renovation of the Barnett Bank building and the Laura Street Trio.

The DDRB staff recommended conceptual approval.

Agent Thomas Duke, the project architect, represents the franchised Dogtopia dog day care facility proposed at 1075 Hendricks Ave. in San Marco. Franchise owners want to redevelop the existing one-story, 3,869-square-foot building on 0.33 acres. The building has been vacant for more than a decade. The property owner is Happy Family LLC. The project’s two phases should be completed in March.

 DDRB staff recommends conceptual approval with conditions.
