E-Town development may start with homes

The Parc Group says a master plan for area along Florida 9B is in progress.

David Weekley Homes might kick off the E-Town development in South Jacksonville with a 222-home subdivision east of Interstate 295 and Florida 9B.

The city issued a Mobility Fee Calculation Certificate for the project, a 75.45-acre site along E-Town Parkway, also known as R.G. Skinner Parkway.

A conceptual site plan filed with the application shows buffers, three ponds, two parks and 222 single-family lots.

Shown are 148 lots of 50 feet by 120-140 feet and 74 lots of 60 feet by 130-140 feet.

The city calculated a mobility fee of $477,072 to mitigate the traffic impact that the development will create.

Weekley Homes LLC of Ponte Vedra is shown as the agent and developer and Estuary LLC of Jacksonville is the property owner.

“Several builders are working on preliminary plans and permits for neighborhoods,” said Roger O’Steen, chairman of The Parc Group.

He said the master community plan is in progress. When complete, it will include parks, amenities, electric cart paths, walking trails, neighborhood shops, restaurants and job centers.

He said there should be an announcement by spring.

The PARC Group is well known for developing the 14,000-acre Nocatee development in Duval and St. Johns counties.

Houston-based David Weekley Homes is building in 25 Jacksonville-area communities. 

A statement attributed to Keith Donnelly, land acquisition manager with David Weekley Homes, said the company is unable to comment about the E-Town property because it has not closed on the property and the site plan is not finalized.

In July, David Weekley Homes announced it will introduce its “Central Living” brand in Jacksonville on 11 acres it bought at Southside Quarter south of St. Johns Town Center. 

Southside Quarter is at southwest I-295 and Butler Boulevard.

David Weekley Homes plans to develop 135 attached townhouses and detached single-family homes that include open designs, a low-maintenance lifestyle and private outdoor living areas.

Central Living is the company’s high-density division that offers luxury housing in prime locations. The Southside Quarter community is called Tidal Pointe at Southside Quarter courtyard homes and townhomes. 

According to the Donnelly statement, Tidal Point at Southside Quarter will offer 46 single-family homes and 89 townhomes. Plans will be released to the public by the company’s Jacksonville division by March 1.

In July, Jon Morris, David Weekley Homes division president for Jacksonville and Panama City, said the company has been building in the Jacksonville area since 1998.

David Weekley Homes, founded in 1976, operates in 22 cities across the United States.

Gate seeks OK for Middleburg car wash

Gate Petroleum Co. is working on a Gate Express Carwash at Blanding Boulevard and Coppergate Drive in Middleburg. Gate, through BFC Property Holdings LLC, seeks Clay County development review for the project, a 4,375-square-foot building on 1.98 acres. 

Gate opened its first Express Carwash last week at Collins Plaza in southwest Jacksonville at Collins Road off of Interstate 295.

The new Gate Express Carwashes feature a 125-foot tunnel system that can accommodate five to seven cars at a time and provide a wash in less than four minutes. The wash packages start at $5 for basic wash.

The next four of more than 20 locations planned for Northeast Florida are in Nocatee; at Beach and Hodges boulevards; at Emerson Street and Philips Highway; and at Blanding Boulevard and Hyde Park Drive.

Southern Grounds gains OK to remodel San Marco building 

Southern Grounds will renovate a former retail building at 1671 Atlantic Blvd. in San Marco for a coffee shop.

The city approved the permit Tuesday for Osterer Construction Co. to remodel the 3,615-square-foot space at a cost of $250,000.Southern Grounds anchors The Courtyard at 200 First St. in Neptune Beach.

Owners said in July they intend to add the San Marco location to serve Southern Grounds’ signature coffee products; house-made pastries and desserts; and a breakfast, lunch and evening-fare menu along with beer and wine. Edward Skinner Jones owns the Neptune Beach and Atlantic Boulevard properties.

Southern Grounds partner Mark Janasik said in July he expects the second location to cultivate a community environment in San Marco just as it has in Neptune Beach.

 Janasik and Jones said previously Southern Grounds in San Marco will be designed to accommodate a catering kitchen where staff could prepare the baked goods for both locations.

Wawa plans filed for Blanding and Collins

Site plans were filed for a 5,636-square-foot Wawa convenience store and gas station on almost 2.5 acres at 7911 Blanding Blvd. at Collins Road. Grunthal & Schueth Properties is the property owner.

Envision Design + Engineering LLC of Jacksonville is the civil engineer and Cuhaci & Peterson of Orlando is the architect.

Wawa opened three gas stations and convenience stores in December and intends to open six more this year in Duval and Clay counties.

Grub Burger Bar opens at The Strand

Grub Burger Bar opened its first Jacksonville location Tuesday in The Strand at Town Center at 4906 Town Center Parkway, Unit 408.

It sells burgers, sandwiches, shakes, salads, bowls and other menu items.

Based in College Station, Texas, its the 19th Grub Burger Bar and the first to open this year.

One other operates in Florida in Tallahassee.

Brian Crocket is managing partner of the Jacksonville Grub Burger Bar.

Options for using a Hobnob gift card 

Hobnob, which closed its dine-in restaurant at 220 Riverside Ave., said customers with gift cards can use them toward any ticketed event at the location, toward booking a private event or at Five Points Tavern.

Hobnob said Five Points Tavern has a list of the gift cards and balances. Customers must use the full balance at one visit.

Five Points Tavern cannot carry a balance on the cards after one visit nor can it provide cash for any unused balance.

The card funds can be used for all charges except the gratuity.
