Another shopping center planned for Gate Parkway is designed to include a Wawa gas station and convenience store, which entered the Northeast Florida market in December with its first stores.
District 11 City Council member Danny Becton said the developer and its lawyer have mentioned it on several occasions. “It is confirmed,” he said.
The Pennsylvania-based company now operates four area stations, more are under construction and it plans to develop 30 to 40 locations in Northeast Florida.
The Skinner family wants to rezone 9.94 acres at northwest Gate Parkway and Point Meadows Drive for several buildings and a gas station.
Brightwork Real Estate is listed as the developer. The Tampa-based company is a Wawa developer in Northeast Florida.
Conceptual site plans show five parcels with a gas station and convenience store; a one- to two-story retail, quick-service restaurant (without a drive-thru) or commercial building; a two- to four-story furniture, retail, warehouse or commercial building; a one- to two-story commercial or retail building; and a three- to four-story self-storage, retail, warehouse or commercial building.
Becton said the developer has talked about a self-storage building and a high-end furniture retailer as well as possibly a local restaurant or retail store.
He said he worked with the developer to reduce some of the potential uses. “We are modifying the uses to be more neighborhood friendly for that area of Gate Parkway and Baymeadows,” he said.
The Arthur Chester Skinner III Trust seeks to rezone the property from Planned Unit Development to another PUD to permit a gas station and convenience store and other commercial, retail or office uses.
There’s also a requested land-use change from Residential Professional Institutional to Community General Commercial.
Family representative Chip Skinner said Friday the property sale is scheduled to close in September.
He said he was not familiar with the development other than what was shown on the site plan.
Lawyer Paul Harden is the applicant for the Skinners.
England, Thims & Miller Inc. is the civil engineer.
A written description says that the site shall allow for multiple parcels A through F, with the first specifically to allow development of a gas facility with a convenience store not to exceed 6,500 square feet.
Wawa’s two sizes for its Florida properties are about 5,600 and 6,100 square feet on about 2 acres.
The remaining parcels aren’t limited to five. The number will be driven by market demand.
Development would start within five years of the PUD approval and completion within 10 years or as the market dictates.
The rezoning application says hearing dates are scheduled Aug. 23 at the Jacksonville Planning Commission, Aug. 29 and Sept. 11 at council and Sept. 5 at the council Land Use and Zoning Committee.
Brightwork Real Estate, through BW Monument McCormick LLC, wants to bring a CVS pharmacy next to the Wawa it is developing in East Arlington.
Plans filed with the city and the St. Johns River Water Management District show an almost 15,000-square-foot, stand-alone CVS with a drive-thru on 2.14 acres at southwest McCormick and Monument roads.
Bohler Engineering FL LLC is the consultant. The applicant is Boos Development of Clearwater. Brightwork, based in Tampa, owns the land.
CVS leases space about a mile west at 1531 Monument Road. That store is about 10,600 square feet within the Monument Pointe Plaza.
Walgreens operates a stand-alone store across Monument Road.
