VanTrust preparing Town Center One build-out

Real estate firm says its space should be ready by July; Availity will lease most of building.

VanTrust Real Estate LLC is preparing to build-out space on the first floor of Town Center One, which it is developing at 5555 Gate Parkway.

VanTrust Real Estate LLC Executive Vive President John Carey said Monday the company will occupy about 4,000 square feet of space that should be ready by July 1.

Carey said eight to 10 people will work in the VanTrust space, where he will maintain an office.

The city is reviewing a permit application for Brasfield & Gorrie LLC to build-out almost 3,500 square feet of office space in suite 100 of the Town Center One building for VanTrust. Connie Turner Interiors Inc. is the designer.

Jacksonville-based Availity LLC will lease most of the five-story, 160,000-square-foot building.

The health care IT company will occupy 105,000 square feet on the third, fourth and fifth floors and on part of the first floor.

The 35,000-square-foot second floor and some parts of the first floor are available. The building is set for completion this summer.

Carey said VanTrust has “a handful of prospects for that second-floor space.

He said VanTrust also is working with several prospects for two spaces of 6,000 and 8,500 square feet of space on the first floor.

VanTrust Real Estate is developing Town Center One and Town Center Two.

Town Center Two will soon join Town Center One.

The city approved a building permit Wednesday for Brasfield & Gorrie LLC to build the six-story, 217,877-square-foot office build-ing at 5335 Gate Parkway. The construction cost is $18 million.

Completion is expected in spring 2019. Carey said in November that Kansas City, Missouri-based VanTrust will take space at Town Center One for its regional office.

Carey also is the founder of Whitehall Realty Partners, which will remain at its San Marco building. He will have an office there, too.

Town Center One and Two represent a VanTrust investment of more than $80 million.

JU working toward lacrosse field house

Jacksonville University continues to add to its campus. It filed plans with the city for a proposed 8,590-square-foot field house for men’s and women’s lacrosse.

 Plans show men’s and women’s locker rooms on opposite sides of the building. Each side also has an office and a locker room for the coaches; offices for assistants; equipment rooms; laundry rooms; showers; and other functions.

A conference room and game room flank the entry.

The center features a film room, taping room and lounge.

Baptist Health plans to enlarge emergency center

Baptist Health intends to enlarge its Baptist North Medical Campus Emergency Center at 11250 Baptist Health Drive at northeast Dunn Avenue and Interstate 295. 

Spokeswoman Cindy Hamilton said the $5 million investment will increase the number of treatment rooms from 16 to 26 private exam rooms.

Hamilton said Baptist Health expects the project to be completed by year-end. A building-permit application shows a $2.5 million construction project to add 6,190 square feet of space.

Perry-McCall Construction Inc. is the contractor.
