Developer plans to add 786 single-family homes at Panther Creek

The additional lots would create a subdivision with more than 1,000 houses.

A Jacksonville developer proposes to build an additional 786 single-family lots on about 400 acres in Panther Creek, a western Duval County subdivision now with 270 single-family homes.

The plans are outlined in a rezoning request filed Nov. 7 with the city. The project developer is Panther Creek Preserve LLC, managed by Chris Funk, the CEO and president of SunCoast Property Management and Southeast Premier Properties, both based in Jacksonville.

The request asks the city to rezone the 400 acres from a planned unit development with several land use designations to a planned unit development with low density residential land use to allow for the development of 786 lots.

Plans show there will be 670 50-foot-wide lots and 116 70-foot-wide lots, with 11 acres of active recreation areas and 228 acres of open space.

The property is south of Interstate 10, north of POW-MIA Memorial Parkway, west of Chaffee Road and east of Halsema Road.

The developer is represented by Wyman Duggan, a shareholder and land use attorney with Rogers Towers, who recently was elected to represent District 15 in the Florida House of Representatives.

JMJ Group LLC of Jacksonville and Thomasville, Georgia, is listed as the project's architect, planner and engineer.

The Jacksonville Planning Commission is scheduled to hear the request Dec. 6, followed by City Council on Dec. 11.

Funk and JMJ Group representatives did not return calls Monday seeking comment.

Drees Homes is selling homes in the existing subdivision at prices from $264,900 to $348,900 and at sizes from 2,046 square feet to 2,965 square feet.
