The Mathis Report: Imeson park is gaining two large warehouses

Park 295, Westlake II, NorthPoint and Cecil also are active.

Two speculative warehouses of about 500,000 square feet each are in review for Imeson International Industrial Park in North Jacksonville.

Industrial Park Investments Inc. intends to build an almost 480,000-square-foot warehouse and VanTrust Real Estate LLC submitted plans for a speculative structure of  about 495,000 square feet.

Orlando-based Industrial Park Investments released a rendering of the warehouse it intends to develop on 31 acres at 250 Busch Drive E. at southeast Busch Drive East and North Main Street.

A JEA power availability letter calls it a “478,000-square-foot warehouse with 200 employees and 102 loading bays.” JEA and city Planning Department documents show the property will have 337 parking spaces and 133 spaces for trailer parking.

Industrial Park Investments President Dan Webb said previously he expects to start construction in the second quarter but does not have a tenant for the building.

That’s not all that Industrial Park Investments plans. It also is working on a 182,910-square-foot addition to a previously permitted 140,833-square-foot building on 11.5 acres under development nearby at 10531 Busch Drive. That addition boosts the building to 323,743 square feet.

And the company assembled more land at the park to create a 75-acre parcel that can accommodate up to a 1.3 million-square-foot building.

VanTrust Real Estate’s plans in city review show a 495,040-square-foot industrial facility along Cold Storage Road in Imeson International Industrial Park. 

VanTrust Executive Vice President John Carey said the group is considering a project of either 495,000 or 550,000 square feet. “Nothing is final,” he said.

It’s part of VanTrust’s 3 million square feet of development rights for the 156 acres it bought from Imeson International Industrial Park Inc. in September.

VanTrust paid $18.4 million for the property, which it is calling Imeson Park. VanTrust Real Estate LLC said previously it intended to start construction of a 500,000-square-foot speculative building for completion in fall 2019.

Park 295 issued permit for first building

With the permit issued last week, NorthPoint Development is starting construction of its 552,634-square-foot building in the Park 295 Industrial Park.

Jim Cooper Construction Co. Inc. of Birmingham, Alabama, is the contractor for the $21.75 million project on 14.37 acres at 2619 Ignition Drive. 

“We’ve got a tremendous amount of activity on it,” said Ladson Montgomery, senior vice president and principal of Newmark Phoenix Realty Group.

Montgomery said it’s designed as a multitenant building and it should be completed by late March. Montgomery, Richard Antczak and John Richardson, all with Newmark Phoenix Realty, represent the park.

Through NP Jacksonville Industrial LLC, NorthPoint Development paid almost $4.77 million in August for about 175 acres along Interstate 295 at southwest Duval and Armsdale roads. 

Newmark Phoenix Realty Group was the exclusive agent for the land. The site is across I-295 from Amazon.com’s North Jacksonville fulfillment center and near Jacksonville International Airport. 

Marketing plans show that Park 295 is designed for more than 2.1 million square feet of space. A marketing brochure shows five buildings on the site.

NorthPoint, based in Kansas City, Missouri, said previously that it intended to start construction with an almost 553,000-square-foot warehouse. No tenant was identified.

Plans show NorthPoint Development LLC wants to build a high cube warehouse, which is a distribution center primarily used for storage or consolidation of goods before distribution.

Westlake II project is in city review

Johnson Development Associates Inc. applied to the city to build a 232,488-square-foot shell storage building at 9779 Pritchard Road at a construction cost of $7.9 million.

No contractor is listed for the speculative distribution facility on 18.33 acres in Westlake Industrial Park. Macgregor Associates Architects of Atlanta is the architect.

Johnson Development Associates, based in Spartanburg, South Carolina, owns the property through Jacksonville Industrial Properties 80 LLC.

In October, JEA issued a utility availability letter to Johnson Development for its proposed Westlake II warehouse. Adkinson Engineering Inc. is the civil engineer. 

“The recent market activity in Jacksonville has indicated that it’s at least worth considering speculative development,” Josh Jones, industrial director of real estate, said in January.

He said Johnson Development would like a single tenant but the building could be used for multiple tenants.

Pattillo’s permit to be issued at NorthPoint

The St. Johns River Water Management District announced it will grant a permit for construction of NorthPoint Building 11. Pattillo Industrial Real Estate is preparing for what could become a 1.2 million-square-foot warehouse along Port Jacksonville Parkway at New Berlin Road in its NorthPoint Industrial Park

Cecil distribution center continues in review

The St. Johns River Water Management District is reviewing plans for a 1 million-square-foot warehouse on 90.19 acres at 13483 103rd St. in AllianceFlorida at Cecil Commerce Center. The building is planned next to an Amazon.com Inc. fulfillment center and is believed to be for use by Wayfair Inc.
