The city’s record low industrial real estate vacancy continues to attract investment.
Two warehouses totaling almost 400,000 square feet of space are in review for 50.1 acres along Imeson Road in West Jacksonville.
The St. Johns River Water Management District is reviewing an application for the project on property owned by Imeson Holdings LLC, led by John J. “Jack” Allen of Allen Land Group.
Brian Cooper, director of real estate for Valdosta, Georgia-based Warehouse Rentals, said in August the company had a contract to buy the land, which is at southeast Imeson and Pritchard roads near Westside Industrial Park.
He said Warehouse Rentals would buy the land by early 2019 and break ground after the sale.
Cooper said plans are to build speculative warehouse space for lease to tenants needing from 20,000 to more than 100,000 square feet of space.
The city issued a mobility fee calculation certificate for the project.
Plans show the two buildings total 378,125 square feet of space.
Cooper said Warehouse Rentals would gauge the success of the first phase and then consider additional sites.
Cooper said in August that warehouse space overall in Jacksonville was at an all-time low vacancy rate.
Third-quarter industrial reports for Jacksonville from commercial real estate companies found Northeast Florida vacancy as of Sept. 30 ranged from 2.8 percent to 4 percent, at or near record lows.
The 50 acres are in the middle of a 134.63-acre property owned by Imeson Holdings. Allen said previously there are potential sales of the remaining parcels.
The project agent is Arrow Engineering & Construction Services of Valdosta.
