The Mathis Report: Miles River Partners plans second warehouse at Crossroads

Development notes: NorthPoint Development mortgage; Becknell Services wins permit for warehouse foundation.

Miles River Partners intends to start construction Monday on its first building at Crossroads Distribution Center and is making plans to build a second.

The city is reviewing a building permit for a 297,000-square-foot building on 11.52 acres at 6590 Pritchard Road at a cost of $5.99 million. Arco Design/Build Inc. is the contractor.

The city also issued a concurrency reservation certificate for the same building.

Miles River Partners Principal Michael Bradley said construction would be completed June 30.

He said there are no tenants yet.

Miles River Partners, through CrossJax Distribution LLC of Southport, Connecticut, plans to construct another building of 150,000 square feet, on the 100 acres it bought in June at southeast Interstate 295 and Pritchard Road.

Bradley expects construction to start on that building in mid-2019. No tenants have been signed.

He said in September the total project, comprising three buildings, will be up to 550,000 square feet on the 40 usable acres.

Development notes

• Regions Bank made a $21.9 million mortgage to NP Jacksonville Industrial I LLC, an entity of NorthPoint Development, which bought almost 175 acres along Interstate 295 for development of the Park 295 Industrial Park.

NorthPoint, based in Kansas City, Missouri, paid almost $4.77 million for the property in August and plans to start construction with an almost 533,000-square-foot warehouse. The total park is planned for up to 1.8 million square feet of space.

• Becknell Services LLC received a city permit for construction of the foundation for its speculative warehouse at 12075 Pritchard Road in Westlake Industrial Park at a job cost of $120,000. The city is reviewing a permit application for the proposed 185,696-square-foot speculative building at a job cost of $7 million.

• JEA issued a utility availability letter to Johnson Development for its proposed Westlake II warehouse in West Jacksonville. Johnson Development Associates Inc. of Spartanburg, South Carolina, proposes the 232,488-square-foot project at 9779 Pritchard Road in Westlake Industrial Park. Adkinson Engineering Inc. is the civil engineer. The site, previously reported as 18.1 acres, is next to the 546,000-square-foot Westlake Industrial Park I that Johnson Development built in 2008-09 and sold in 2013 to Exeter Property Group of Pennsylvania for almost $26.5 million. It is leased to Georgia-Pacific.

• The St. Johns River Water Management District issued permits to the Lofts at LaVilla on Monroe Ltd. and to LaVilla Land Developer LLC for Downtown housing.
