Tamaya Market is taking shape near Beach and Kernan boulevards to feature the city’s second Sprouts Farmers Market grocery store.

The city is reviewing permit applications for the Sprouts market, two adjoining sets of retail shops and a retaining wall.

Harbour Retail Partners of Wrightsville, North Carolina, is developing the shopping center on 11.22 acres at 12675 Beach Blvd., at northwest Beach and Tamaya boulevards.

The Tamaya Market construction permits cover 53,676 square feet of retail space, comprising a 29,896-square-foot Sprouts and the adjoining retail shops of 11,539 square feet and 12,241 square feet.

Randy Kelley, Harbour Retail Partners principal, said the more than $20 million project could be completed near the end of 2019. Sprouts is expected to open in the first quarter of 2020.

Tamaya Market is designed as a 75,000-square-foot shopping center. In addition to the grocery store and shops, another 22,000 to 25,000 square feet will be developed among the three outparcels, Kelley said.

Directors Nancy Sumner and Katy Figg with Colliers International are the leasing representatives.

A site plan in the Colliers marketing brochure shows three outparcels of 0.60 acres and 1.06 acres for 5,000-square-foot buildings and a 1.56-acre site for up to 10,000 square feet.

Harbour Retail Partners is open to selling, ground-leasing or building-to-suit on the outparcels. A gas station is not allowed by Tamaya’s approved planned unit development.

Kelley said eight tenants, which he declined to identify, are in stages of lease negotiations at the market.

In November, Harbour Retail Partners bought the Tamaya property for $6.73 million from the ICI Homes group, the Tamaya developer.

Ameris Bank of Atlanta issued a mortgage of $18.64 million.

The market is at the entrance to the 780-acre Tamaya development, where 2,400 homes are planned.

Colliers International says 350 homes are occupied.

Also, the 171-unit Grand Living at Tamaya independent living, assisted living and memory care center is scheduled to open by early summer.

Kelley said previously the location at Beach and Kernan boulevards “has a lot of appeal, great traffic counts and lots of visibility.”

The Tamaya Sprouts will be the Phoenix-based chain’s second in Jacksonville. 

The first is scheduled to open in the second quarter this year at The Markets at Town Center. It is under construction in the former Best Buy store at 4893 Town Center Parkway.

The city issued a permit for a $2.5 million renovation for that 30,162-square-foot Sprouts.

Sprouts said the stores will feature its newest interior designs. It focuses on its center-store produce. Departments include The Butcher Shop, Fish Market and The Market Corner Deli.

As of Dec. 30, Sprouts operated 313 stores in 19 states.
