City issues permits for Freebird Commerce Center in North Jacksonville

Indianapolis-based Scannell Properties cites tight industrial market for developing two speculative buildings.

Scannell Properties was cleared to build two speculative warehouses at its Freebird Commerce Center distribution park in Jacksonville International Tradeport.

Jim Cooper Construction Co. is the contractor for the two structures that total 273,890 square feet of space at a combined job cost of $13.5 million.

The city issued permits Wednesday.

The 18.76-acre site is at 13225 Vantage Way, at southwest Interstate 95 and Airport Road.

The structures comprise the 156,000-square-foot Building One at $7.7 million and the 117,890-square-foot Building Two at $5.8 million.

The city previously approved permits for Jim Cooper Construction to build the foundations at $1.7 million.

Indianapolis-based Scannell Properties, an international commercial real estate developer and investment company, bought the property in December for almost $1.63 million.

CrossHarbor Capital Partners of Boston partnered with National Life Group to provide a $142 million construction mortgage to Scannell to finance projects in Florida, Georgia and Texas, including the $18.3 million Jacksonville development.

Cushman & Wakefield is marketing the Jacksonville project. A brochure shows the project will be available for lease in the first quarter of 2020.

Ian MacDonald, Scannell Properties development manager, said in March the Northeast Florida industrial market was experiencing record low vacancy rates, creating an opportunity to build speculative space for tenants who needed quick options.
