Owner Avondale Sogro LLC applied to the city for a $1 million construction project to build a Southern Grounds & Co. coffee shop in Avondale at 3562 St. Johns Ave.
No contractor is listed. Group 4 Design Inc. is the architect for the project, a one-story, 8,000-square-foot building to replace a structure that will be demolished.
Property owner Edward Skinner Jones, who leads Avondale Sogro LLC, bought the 7,200-square-foot building a year ago. It was developed in 1958.
Jones plans to demolish the structure to build a coffee shop and two more tenant spaces for an art gallery and a small market.
He said developers were ready, pending approvals.
Hines announced construction will start in January for Dunkin’ Donuts at Southside Quarter for completion in May.
The developer said Prem and Pooja LLC bought 0.77 acres for the project.
A deed recorded Oct. 7 with Duval County Clerk of Courts shows Prem and Pooja paid $750,000 for the property Sept. 27.
Houston-based Hines is developing Southside Quarter at southwest Interstate 295 and Butler Boulevard.
It already features the SUR luxury apartments, a McKesson Corp. office building, Central Living Tidal Pointe townhomes and single-family courtyard homes by David Weekley Homes.
Hines said it received strong interest from retail, restaurant, hospitality and entertainment businesses for the remaining commercial parcels.
