Tampa-based Impact Properties Inc. is preparing to build a 121-room Courtyard by Marriott at 5010 Kernan Blvd. S., at northwest Kernan and Butler boulevards in an area called Kernan West.
Impact Properties Executive Vice President Kish Kanji said Monday he expects the hotel to open in the first quarter of 2021.
Accelerated Contracting Services LLC of Oldsmar is the contractor for the five-story, almost 73,000-square-foot hotel on about 2.23 acres at a job cost of $9 million.
The city is reviewing the permit application. Plans show it is a prototype version.
Impact Kernan LLC is listed as the property owner. Base4 of Boca Raton is the architect. AVA Engineers Inc. of Jacksonville is the civil engineer.
Plans show 121 parking spaces, a pool, fitness center, business center, meeting room and bistro.
In March, Newmark Knight Frank announced that Impact Kernan LLC paid $2.3 million for the property. Skinner Jones Properties sold the land. Catalyst Community Capital Inc. of Tampa financed the deal at $1.5 million.
Impact Properties maintains a Jacksonville office. Impact Kernan LLC, based in Jacksonville, is led by managers Kish Kanji and Dilip Kanji.
“We love this site because it is centrally located near the fast-growing St. Johns Town Center along with other demand generators such as the newly proposed 1,100-acre mixed-use development proposed by the Skinner Family, the Mayo Clinic and the University of North Florida,” Kish Kanji said in the email.
The city issued a conditional capacity availability statement in January for the project.
The hotel completes the almost 22.2-acre Kernan West site, joining the Bainbridge Jacksonville apartments and a Daily’s gas station and convenience store.
Bainbridge at Town Center Owner LLC bought 17.09 acres for a 276-unit apartment complex. First Coast Energy LLP bought 2.85 acres for a Daily’s store.
As part of the prototype, Courtyard by Marriott hotels feature bistros serving breakfast, lunch and dinner along with Starbucks, cocktails, beer and wine. The outdoor patio includes a fire pit.
