Tinseltown Plaza sold for $8.5 million

Triforce Development built the center, now with seven tenants, in 2019.

Jacksonville-based Tinseltown Plaza LLC, led by brothers Paul and Louis Sleiman, sold Tinseltown Plaza on Dec. 19 for $8.5 million.

As Triforce Development, the Sleimans developed the property at 4549 Southside Blvd. in front of the Cinemark Tinseltown in 2019.

It comprises two buildings totaling 14,600 square feet with seven tenants that include Class UFC Gym, Pizza Hut, Senor Loco Tacos & Tequila, Kazu Sushi Burrito, Noire the Nail Bar, Soupa Saiyan and Insomnia Cookies.

Tampa-based Kovnick JAX LLC, led by manager Michael C. Kovnick, and Tinseltown Properties LLC, led by manager Jeffrey Kovnick, bought the property.

IberiaBank issued a $4.25 million mortgage to Kovnick JAX and Tinseltown Properties for the purchase.

Auld & White Constructors LLC built the Tinseltown Plaza structures at a construction cost of $2.4 million.

The Sleiman brothers previously developed the 9,000-square-foot Galleria Marketplace at 6025 Butler Point Road in 2016 and sold it at the end of 2017 for $4.8 million.
