The Mathis Report: Pattillo planning warehouse at new Westlake TradeCenter

More speculative warehouse space is in the pipeline for region.

Pattillo Industrial Real Estate is working on another large Westside industrial park – Westlake TradeCenter.

Westlake Land LLC, a Pattillo affiliate and the landowner, registered WestlakeTradeCenter as a fictitious name with the state Dec. 27.

Peter Anderson, vice president of Pattillo Industrial Real Estate, said that if the name is available, the company will likely call the park Westlake TradeCenter, where it can develop up to 1.4 million square feet of industrial space.

Pattillo intends to build a 487,000-square-foot cross-dock facility there this year, Anderson said.

Westlake Land LLC bought 96.3 acres at Pritchard and Directors roads from Denver-based Prologis Inc. in 2016 for about $7.2 million.

Pattillo also owns Westside Industrial Park and NorthPoint Industrial Park.

$13.7 million distribution center in review

Orlando-based Industrial Park Investments Inc. submitted a permit application to the city to construct a 477,693-square-foot distribution center on 30.69 acres at 250 Busch Drive E. in Imeson International Industrial Park at a cost of almost $13.7 million.

No tenant is specified and Industrial Park Investments President Dan Webb said the group has prospects for the building, but no signed tenant.

“We are confident this building will lease in the current market,” he said of the near record-low vacancy rate of about 3 percent among industrial warehouses.

Webb said construction is scheduled to start this month with occupancy in September.

The plans say the building is being built on a speculative basis.

JEA and city Planning Department documents show the property will have 102 loading bays, 337 parking spaces and 133 spaces for trailer parking.

The JEA’s description in a service availability letter calls it a “478,000-square-foot warehouse with 200 employees and 102 loading bays.”

EnVision Design + Engineering LLC is the civil engineer.

VanTrust considering second Imeson warehouse

Also this week, engineering firm England-Thims & Miller Inc. filed plans with the city for a 308,000-square-foot industrial facility on Cold Storage Road in Imeson International Industrial Park.

The plans for “Building C” are for VanTrust Real Estate, which already has another large warehouse of about 500,000 square feet in review along Cold Storage Road.

It’s part of VanTrust’s 3 million square feet of development rights for the 156 acres it bought from Imeson International Industrial Park Inc. in September.

VanTrust paid $18.4 million for the property, which it is calling Imeson Park. VanTrust Real Estate LLC said previously it intended to start construction of a 500,000-square-foot speculative building for completion in fall 2019.
