A second warehouse is in review for the Park 295 Industrial Park and the first building appears to have landed a tenant for part of the space.
Park 295 is under development at southwest Duval and Armsdale roads off Interstate 295 in North Jacksonville.
The city recently approved construction of the park’s first building — the 552,634-square-foot speculative multitenant “Building B” — at 2619 Ignition Drive at a cost of $21.75 million. Completion is expected in April.
No tenant was announced, but a marketing flyer shows that 203,463 square feet of Building B is leased.
The second structure, the 436,100-square-foot “Building C,” is planned along Ignition Drive to the west of Building B.
No tenant is identified in the conditional concurrency availability statement.
Newmark Phoenix Realty Group is representing the property.
Ladson Montgomery, Newmark senior vice president and principal, said Building C is another phase and there is no tenant.
He said previously there is a lot of potential leasing activity on the first building but declined to comment about the tenant shown for Building B.
NorthPoint Development, based in Kansas City, Missouri, is the developer.
Through NP Jacksonville Industrial LLC, NorthPoint paid almost $4.77 million in August for about 175 acres to develop Park 295.
The site is across I-295 from Amazon.com’s North Jacksonville fulfillment center near Jacksonville International Airport.
Marketing plans show that Park 295 is designed for 1.8 million square feet of Class A industrial space.
