Wildlight’s first hotel — which appears to be Fairfield Inn & Suites — is in review.

Wildlight landowner Raydient Places + Properties announced in February that Tampa-based Impact Properties will develop a Marriott-branded hotel in Wildlight, which is a town under construction at northeast Interstate 95 and Florida A1A in Nassau County.

Impact Properties, with offices in Jacksonville, filed plans with the St. Johns River Water Management District for a 106-room Fairfield Inn & Suites, which is a Marriott brand, on 1.76 acres at Homegrown Way, off Wildlight Avenue.

The four-story hotel comprises almost 64,000 square feet of space.

Impact Properties, through JKM Impact Wildlight LLC, is the developer. AVA Engineers Inc. is the civil engineer.

Wildlight LLC sold the property to Impact Properties for $960,000 in December.

The project will be the first hotel to open in Wildlight. Construction will start by late 2019 for completion in 2020.

Raydient Places announced in February that the hotel will provide services for business and vacation travelers that include a 24-hour market, business center, fitness center and outdoor spaces such as a fire pit and pool area.

Impact Properties will develop, own and manage the hotel.

According to www.impact-properties.com, Impact Properties owns and manages the Residence Inn by Marriott and the Hampton Inn & Suites by Hilton in Bartram Park.

Its website says it is developing the Courtyard by Marriott at Butler and Kernan boulevards and the AC Hotel by Marriott proposed at The District on the Southbank.

The February release said Impact Properties has been a leading operator of major national franchise brands in the hotel, restaurant and retail industries for 30 years and owns 57 locations across the Southeast with another 16 locations under development.

The website shows a proposed Spring Hill Suites by Marriott in Wildlight, although the current plans specify a Fairfield Inn & Suites.
