Real estate news: Rents moving up in Jacksonville; Townhomes planned for St. Johns

Sulzbacher Village honored; Housing credit legislation introduced.

 Jacksonville apartment rental rates increased 0.5% over the past month and are up 2.4% year-over-year, according to Apartmentlist.com.

The increase outpaced the Florida and national averages over the past 12 months.

Median rents in Jacksonville are $890 for one-bedroom and $1,090 for two-bedroom apartments.

Homebuilder wants to change Braewick at Aberdeen to townhomes

National homebuilder D.R. Horton plans to convert its proposed 25-lot single-family subdivision in St. Johns County, Braewick at Aberdeen, into townhomes. 

Plans submitted to St. Johns County and the St. Johns River Water Management District show a subdivision of townhomes comprised of 10 buildings and 66 units between Longleaf Pine Parkway and Oxford Estates Way. There are five buildings with six units, four with eight and one four-unit building. 

Access to the 11.82-acre property is from Longleaf Pine Parkway and a cul-de-sac road to be named Scotch Pebble Drive.

Two parks and 160 parking spaces would be included in the development.

Attempts to reach D.R. Horton for comment about the change were unsuccessful.

Housing credit legislation

The Affordable Housing Credit Improvement Act was introduced in the U.S. House and Senate to enhance the 12.5% affordable tax credit enacted last year.

The bill would increase the credit allocation by 50% to benefit populations like homeless veterans.

Housing honor

Sulzbacher Village was honored with the 25th annual Charles L. Edson Tax Credit Excellence Award for Innovative Affordable Housing in the special needs housing category.

The award honors housing credit developments that have shown meaningful use of the Low-Income Housing Tax Credit to enhance communities and improve resident health.
