Scannell proposes Freebird Commerce Center

The Indianapolis-based developer plans two North Jacksonville warehouses.

Scannell Properties, an Indianapolis-based commercial real estate developer and investment company, submitted site engineering plans for two speculative distribution warehouses.

The Freebird Commerce Center comprises two warehouse buildings totaling 273,890 square feet, one at 156,000 square feet and the second at 117,890 square feet.

Scannell, which is privately held, filed the plans with the city Planning and Development Department.

Scannell Properties #335 LLC paid $1.63 million in December for  18.76 undeveloped acres at 14241 Duval Road, near Jacksonville International Airport. The seller was the Higginbotham Land Trust.

Ian MacDonald, Scannell Properties development manager, said previously that the project is the company’s first venture in the Jacksonville area.

He sees it as an opportunity to take advantage of the low vacancy rate in the warehouse market.

Kimley-Horn and Associates Inc. is the civil engineer.

MacDonald anticipates starting construction in the second quarter on both speculative buildings with completion by early 2020.
