Almost 50 acres at northwest Hodges and Butler boulevards could become one of the area's next mixed-use developments.
The site is across Hodges Boulevard from the Windsor Commons shopping center.
The George H. Hodges Jr. Trust applied to the city to rezone the 48.53-acre site from one planned unit development to another.
A land-use table shows 28.85 acres for multifamily and institutional development and 19.68 acres for commercial, retail, institutional and office use.
The total number of multifamily units is 970.
The PUD district is sought “to provide for a pedestrian-friendly mixed-use development, which may include a mix of residential, institutional, office, retail and commercial uses,” says a summary filed with the Jacksonville Planning and Development Department.
Attorney Paul Harden is the agent.
Hodges Boulevard Development Group Inc. and Kernan R. Hodges, as trustee, proposes the rezoning.
Access will be provided via Hodges Boulevard and Glen Kernan Parkway.
The PUD “proposes the concept of a carefully planned mixed-use and interconnected development scaled for and complementary to the pedestrian,” says the application.
No developer is identified.
Ordinance 2019-317, which has been introduced to City Council, is slated for review at the Jacksonville Planning Commission on June 6, council on June 11 and the council Land Use & Zoning Committee June 18.
George Hodges Jr. died May 5 at the age of 81. He is survived by his wife, Kernan Regen Hodges.
His obituary describes him as a lifetime Jacksonville resident, real estate investor/developer and philanthropist.
After his father's death in 1975, he took over sole management of the family's 5,000 acres in addition to 10,000 acres in a real estate trust of which he was the local manager since1973.
His obituary said that among the management and disposition of some of the land, he led the sale and development of his family's property north of Butler Boulevard, “including the daily management of Glen Kernan Golf & Country Club until his death, while ensuring via conservation easements with the State that nearly 3,000 acres lying south of Butler Boulevard will remain largely undeveloped green space.”
He “oversaw the master planning and orderly sale of all of the Trust-owned property between St. Johns Bluff and San Pablo Roads from north of Butler Boulevard to Hidden Hills Country Club.”
The Hodges and Butler site is not far from 1,000 acres that the Skinner Family is preparing for development at Butler and Interstate 295 for residential, commercial, hotel and office uses.
